OF THE VILLAt~ OF TEQUESTA, FLORIDA
A Fublic Hearing was held by the CounciLnen of the Village
of Tequesta at 7:30 F.M., Tuesday, October 19, 1971 at the Village
Hall. Councilmen present were Messrs: Sylvester, Barr, Cunningham
and Little. Also present was Robert Harp, Village Manager and Clerk.
Mr. Sylvester turned the gavel over to Vice-Mayor Barr az~l stepped
down from the Council since the hearing concerned property in which
he had an interest.
Mr. Barr asked the Clerk to read the notice of the hearing,
which was done and the Clerk advised that notice of the hearing had been
published September 30, 1971 and property owners within 5(aU feet had
been advised by letter. The notice showed the hearing was to act upon
the application of Ernest Dormer and Herbert Dormer requesting that
the Zoning Classification of four (4) parcels of land they owned on
Cypress Drive North of Tequesta Drive be changed fr~- C-2 Wholesale
Cormnercial and Light Industrial to R-2, Multiple Family Dwelling
District. The area was pointed out on a plat of the area.
Mr. John Riley, 49 Willow Road, questioned as to the type
of dwellings, if children would be pernii.tted and if rental apartment
• units were planned. Mr. Sylvester said they proposed to have garden
type apartments probably rental and co~ominiu~. Mr. A. L. Hutchison
asked if the units would be restricted to two (2) stories and was
advised they would be under the teens of the R-2 Zoning Classification.
Mr. Sylvester said it would be upgrading the property and better for
the Village residents nearby than possible C-2 usage.
Mr. Frank Broedell showed plans of proposed 28 unit buildings,
two (2) story, with the individual apartments comparable to those in
Blair House West. He stated they were not too concerned about the
nearness to the Railroad right-of-way and that there was aot much land
remaining where desirable condbmi.nium apartments could be built.
Sewage would be available frcan prior ccmnaittments with Plantreat, Inc.
Mr. Donald Webster, Apartment 219, Blair House West said R-2 Zoning
would be preferable to C-2 Zoning. Mr. Broedell stated-the parking,,,
would be in front of the buildings. Mr. Robert Ludwig asked about
landscaping plans and was told this would be properly done.
Mr. Thomas Jones, 320 Tequesta Drive, questioned about the
density and Mr. Sylvester said it would conform to that proposed by
the Planners and would be approximately 18-21 per acre as against the
existing 35-40 units per acre.. Mr. John Alders, Blair House East,
asked if it was proposed to be an alI adult community and Mr. Sylvester
said not particularly and families would probably be included, perhaps
in individual family areas. David Fiebig, 33 Willow Road, askesd if
there would be a wall or hedge between the single family dwellings
and the apartments and was advised the builder would probably plant-
an Australian Pine hedge. Mr. Yergan, 73 ~amelia Circle questioned
whether Plantreat, Inc. could accept these proposed new units with-
out expansion to the existing plant, which might have to be paid for
by the taxpayers.
Councilman Little had no comment on the matter and Councilman
Cunningham discussed the needed and proposed road north of the area.
The Hearing was advised the requested variance conforms to
the Planners ideas and works in with their thinking. They desire to
see the co~mnercial areas east of the Railroad,
Cunningham moved, seconded by Little that the application
of Ernest Dorner and Herbert Dormer for a change in Zoning Classification
for the subject parcels of land from a C-2 Wholesale Conm-ercial-and
Light Industrial to R-2 Multiple Family Dwelling District be approved.
