HomeMy WebLinkAboutMinutes_Special Meeting_04/09/1971MINUTES OF THE PUBLIC HEt1RING OF THE ZONING BOARD OF ADJUSTMENT OF THE VILLAGE OF TEQUESTA, FLORIDA A Public Hearing was held by the Zoning Board of Adjustment of the Village of Tequesta at 8:00 P.Ivi., Friday, April 9, 1971-, at the Village Hall, 35? Tequesta Drive, Tequesta, Florida. Board members present ~lrere Messrs: Shiplett, Gifford, Good and Hutchison. Member Donald G. Webster, Sr. was absent. Chai rn~an Shiplett .introduced the members of the Board to the persons in attendance. The Clerk advised that the Hearing was being held to act upon the application of Frank Patten, the o~mer of Lot 2, ' Block 23, Jupiter in the Pines, Section B, requesting a variance to perrlit construction of a house on said lot ~~.th a twenty foot (20') front set back instead of the required twenty-five foot (25') set back. The Clerk advised that notice of the Hearing had been published in the Beacon News Ivlarch 25, 1971 and that all property o~~~ners within 500 feet of the subject property had been sent. letters advising oi' the Bearing. The Clerk advised the only written communication had been received from Elizabeth Brierl.y, owner of Lot 6, Block 24, Jupiter in the Pines, • Section B. - Pir. Barry A. Clark, representing Ivlr. Patton, explained that R. W. Jahn ~ Sons has a contract to construct a two bedroom house similar to other houses in the Jupiter in the Pines Section on the 1:ot for rir. F~ Mrs. Sarullo. He further explained that due to the odd shape of the lot, the proposed house could not be placed on the lot within the required set backs. Clark showed-other sketches of proposed locations of the house on the lat, but they were also in violation of either rear or front set back requirements. Some property owners in attendance expressed their concern that the proposed house was too large to meet the requirements, others ~,rere concerned that o~mers of adjacent lots might make similar requests. Those in attendance generally agreed that the plot plan showing a front yard set back of sixteen feet (16') instead of t~~renty five feet (25') with the rear and side yard set backs conforming to the Zoning regulations, ` and possibly flipping the plan to put-the garage on the east;;. end of the house, ~,ras the least objectionable, however the • requested and advertised variance was for five feet (5~) and not nine feet (9') and so could not be acted upon. -2- Gifford moved, seconded by Hutchison that the requested variance for a front 3*erd set back of twenty feet (20~) instead of t~ti~enty-five feet (25~ ) for a house to be constructed on Lot 2; Block 23, Jupiter in the Pines, Section B be denied, with a suggestion that the o~,mer consider resuhnitting a request for a variance for a sixteen foot (16~) front yard set ,back instead of a twenty -five foot (25~) front- yard setback.
