requested renewal of the secondary kitchen variance you will not be conferring any
speciai privilege that is denied by the law to other lands,buildings or structures in the
same zoning district. Rather, you will be allowing a family unit to live as responsible
citizens in the Village of Tequesta. The existing kitchen variance states that the renewal
shall not be unreasonably withheld by the Village. This will still be a single family home
with only members of the family unit and their bona fide guests using the secondary
kitchen.
4. If you were to literally intetpret the provisions of the chapter, you would be depriving me
of the rights commonly enjoyed by other properkies in the same zoning district and would
work unneees.sary and undue hardship on me. According to RF.ALTOR�Magazine
Online articles in March 200fi and March 2(�?multiple kitchens ir�single fami�y homes
are becoming increasingly common based on an AIA(American Institute of Architects)
design survey of residentiai architecture firms. In 20()b, 25�/0 of the surveyed architects
re}x�rted seeing mulr,iple kitchens in single family homes and in 2007 nearly 33%
reported seein�separate kitehen Fac;�tities (c�th�r than the main kitchen). I ��ve att�e�ec�

Americans are smitten with kitchens,which are a top priority for buyers and a hot zone tor remodeting,according to research by the Joint Center for
Housing Studies at Fiarvard University and the American Institute of Architects,among others. So,it's no surprise fhat the trend in kitchens is having
more ot them—inside and oufside the home.
In the most recent AIA design survey of 600 residential architecture firms,25 percent of respondents indicated thaE#h2 number of kitchens per home
is increasing.
"Both the square footage devoted to kitchens and the number of separate coaking facitities throughaut tha h�me are itxreasing,including the addition
of outdoor kt#chens in rrrany parts of the country,"says Kerrrtit 8aker,AIA's ch'rei econorr�ist.The quarterly survey ident'rfies home design trends.
Multiple kitchens are becoming an upscaie stapie,in part as an expression of an affluent lifestyle and also as a function of the size of homes.
Additionally,a new generation of space-saving,adaptabta app}ianees,such as dravrer and undercounter retrigerators,outdoor refrigerators, and iri
sink and drawer dishv�ashers,make it increasingly prac6cal and cost effective to incorporate acixiliary food prep areas in homes.
In addition to outdoor or summer kitcher►s,top spots where o�Yners tocate additional kitchen space inch�de game raams,au pair siutes,an�1 m�ster
bedrooms. In a recent survey of luxury home owners conducted by CoWweN Banker, 16 percent indicated that tF�is Fmmes are equipped with 6edroom
kitchens.
The trend�Iso isn't exclusive to multimiilion dollar properties,according to Lisa Stacholy,an Atlanta-based architect 4aha chairs the AIA Small Project
