Subject: Board of Adjustment Action
Dear Mr. Ronk:
This letter is to confirm the action of the Village of Tequesta Board of Adjustment at their July 21
2003, Public Hearing approving with conditions your application for the property located at 147
Point Circle, Lot 40, Tequesta Country Club, requesting a variance to the terms of the Official
Comprehensive Zoning Ordinance of the Village of Tequesta, Ordinance No. 355, as amended,
Section VII. Schedule of Regulations and Application of Regulations, Subsection (C), Schedule of
Site Requirements, R-lA District, Front Yard Setback, to allow for the construction of a house
located forward of the Building Line which establishes the required lot width of 100' (feet), and as
defined in Section IV. Definitions, (47) Building Line. A line on a lot, generally, but not
necessarily, parallel to a lot line or road right-of-way line, located a sufficient distance there from to
provide the rninimum yards required by the zoning code. The building line delimits the area in
which buildings are permitted subject to all applicable provisions of the zoning code. The condition
is as follows:
The approval will allow the building to be built twenty (20) feet in front of the 100 foot lot
width building line. The building plans submitted with the Board of Adjustment application should
be re-drawn with the building moved back to within 20 feet of the 100 foot building line. When the
new plans have been approved by the Building Of�icial, you may apply for a building permit.
Please note that this variance shall expire within six (6) months from the date of grant, unless a
building permit based upon and incorporating the variance is issued within the aforesaid s�-month
period and construction has begun thereunder. The action of this Board has no bearing or
relationship to any other approvals or permits which may be required.

Enclosed please find a copy of the Notice of Board of Adjustment Public Hearing and
Agenda to be held at 7:00 P.M., Monday July 21, 2003, in the Village Recreation Center,
Council Chambers, 399 Seabrook Road, Tequesta, Florida, to act upon your application
for variance to the terms of the Official Comprehensive Zoning Ordinance of the Village
of Tequesta.
Also enclosed is a copy of the Oi�icial Comprehensive Zoning Ordinance of the Village
of Tequesta, Ordinance No. 355 as amended, Section VII Schedule of Regulations and

As the owner of properiy in the Village of Tequesta, Florida, located within 30Q feet of the below
referenced property, you are hereby notified that the Village of Tequesta, Board of Adjustment will hold a
Public Meeting at 7:00 P.1VI., Monday, July 21, 2003, in the Village Recreation Center, 399 Seabrook
Road, Tequesta, Florida,to consider:
An application from Gregory Ronk, owners of the property located 147 Point Circle, Lot 40,
Tequesta Country Club, requesting a variance to the terms of the Official Comprehensive Zoning
Ordinance of the Village of Tequesta, Ordinance No. 355, as amended, Section VII. Schedule of
Regulations and Application of Regulations, Subsection (C), Schedule of Site Requirements, R-
1 A District, Front Yard Setback, to allow for the construction of a house located forward of the
Building Line which establishes the required lot width of 100' (feet), and as defined in Section

yards required by the zoning code. The building line delimits the area in which buildings are
pernutted subject ta all applicable provisions of the zoning code.
The applicant is seeking relief fi-om the regulation outlined above to build a portion of h'rs
house within the 100 foot width line. Due to the configuration of his lot the applicant
wishes to construct a portion of his house in an area with only 90 feet of width.
You are advised that if any person decides to appeal any decision made by the Board of Adjustment with
respect to any matter considered at the Public Hearing, he will need a record of the proceedings, and for
such purpose he may need to ensure that a verbatim record of the proceedings is made, which record
includes the testimony upon which the appeal is to be based. PLEASE GOVERN YOURSELVES
ACCORDINGLY.
