Change of Meeting: The Village of Tequesta had previously noticed a Board of Adjustmetn
Meeting to hear the following property owner's request for variance on December 13,2004.
This meeting has been rescheduled for Tuesday,January 4,2004.
As the owner of property in the Village of Tequesta, Florida, located within 300 feet of the below
referenced property,you are hereby notified that the Village of Tequesta Board of Adjustment
will hold a Public Meeting at 7:00 P.M. January 4, 2004, in the Village Recreation Center, 399
Seabrook Road,Tequesta,Florida to consider:
1. An application from Richard J. Berube, owner of the property located at 4 Country Club
Cr., Lot 13 Block 1, Country Club Point, requesting a variance to the terms of the Official
Comprehensive Zoning Ordinance of the Village of Tequesta, Ordinance No. 355, as
amended, Article VI. Schedule of District Regulations, Division 1 Generally Section 78-
143, Schedule of Site Requirements, R-1 District, Rear Yard Setback, to allow for the
construction of a 25' X 20' one story workshop addition to extend within the 20' rear
setback. The addition is to eatend 4.09 feet into the rear yard setback for a total proposed
rear setback of 15.91 feet.
2. An application from Richard J. Berube, owner of the property located at 4 Country Club
Cr., Lot 13 Block 1, Country Club Point, requesting a variance to the terms of the Official
Comprehensive Zoning Ordinance of the Village of Tequesta, Ordinance No. 355, as
amended, Article IX Supplemental Regulations Division 1. Generally Section 78-293,
Floor elevation above sea level; to allow the addition of a workshop at the existing house
floor elevation of 8.33' (feet) above mean sea level (MSL),to match the rest of the house,
in lieu of all new construction, additions, and substantial improvements to existing
structures being 8.5' MSL or 18" above the cro��m of the road, cul-de-sac or highway or
meet the requirements of Section 78-293, Flood Hazard Areas, whichever is more
stringent,as required by the Zoning Ordinance.
You are advised that if any person decides to appeal any decision made by the Board of
Adjustment with respect to any matter considered at the Public Hearing,he will need a record of
the proceedings,and for such purpose he may need to ensure that a verbatim record of the
proceedings is made,which record includes the testimony upon which the appeal is to be based.

Subject: Board of Adjustment Action
Dear Mr. Berube:
This letter is to confirm the action of the Village of Tequesta Board of Adjustment at their January
4, 2005, Public Hearing approving both your applications as the owners of the property located at

initial application requested a variance to the terms of the Official Comprehensive Zoning
Ordinance of the Village of Tequesta, Ordinance No. 355, as amended, Article VI. Schedule of
District Regulations, Division 1 Generally Section 78-143, Schedule of Site Requirements, R-1
District, Rear Yard Setback, to allow for the construction of a 25' X 20' one story workshop
addition to e�end within the 20' rear setback. The addition is to e�end 4.09 feet into the rear yard
setback for a total proposed rear setback of 15.91 feet.
The second application that was also approved to Ordinance No. 355, as amended, Article IX
Supplemental Regulations Division 1. Generally Section 78-293, Floor elevation above sea level; to
allow the addition of a workshop at the e�sting house floor elevation of 8.33' (feet) above mean sea
level (MSL), and 18+ inches above the crown of road, to match the rest of the house, in lieu of all
new construction, additions, and substantial improvements to e�sting structures being 8.5' MSL or
18" above the crown of the road, cul-de-sac or highway or meet the requirements of Section 78-293,
Flood Hazard Areas, whichever is more stringent, as required by the Zoning Ordinance.
Please note that this variance shall expire within si�c (6) months from the date of grant, unless a
building permit based upon and incorporating the variance is issued within the aforesaid si�c-month
period and construction has begun thereunder. The action of this Board has no bearing or
relationship to any other approvals or permits which may be required.
