procedures set forth in this section.
(2) In order to authorize any variance from the terms of this ordinance, the boa�d of
. adjustment must find with respect to the proposed project as follows: .
(a} The variance being requested meets the definition of the term "varianc�."

(b) No hazardous condition would be creafed.
(a) The flow of water would nof be impeded or interfered with.
. (d) No obstruction to navigation would occur.
(e) It would not intertere with tradifional public uses of the watervvay, iriduding but
nof limifed to�swimming, fishing, or boating.
� (� It would �nof create an appreaable obstruction of waterway views or otherwise
� detract from aesthetic values.
� (g) It would not appreaably disrupt, interfere with, or disturb marine or benthic life.
� (h) It would not contribute fo the pollution of the waterway or the degradation of its

1) The lot in question is a corner lot with the driveway entering from the
side street.
2) The special circumstances or conditions are caused by set back
dimensions, nat considering corner lats.
3) Granting the Variance will not conf�r special p�ivilege as all a�pects
can be obtained in a free standing buildirzg within the code.
4) Literal interpretation of the provisions would force the building to be
built beyond the normal fronta.ge set back on Country Club Circle.

5) The minimum variance is,,�.,�-feet to the setback requixement as
compared with up to 10 feet if the building is constructed as free-
standing
6) The granting o�the variance will keep the set back requirements in
hannony with all other houses on this side of the street. There a�e no
obstructions detrimental o�'injurious with th� public welfare.
