The lot as well as others in the community are currently non-conforming, and non-buildable lots as defined by the R-1A zoning because of the minimum lot width requirement of 100'. The lot does not achieve a 100' width thus disqualifying the lot from building a new home and causing an economic and lifestyle hardship. 2. The current owners did not originally plat this parcel and we are in no way responsible for any special condition or circumstance that presently exists. 3. The granting of the variance requested would in no way confer on the current owners/applicant any special privilege that is denied by this ordinance to other owners in the same zoning district. 4. We agree that the literal interpretation of the provisions of the ordinance would render this lot un-buildable and would work unnecessary and undue hardship on the owners/applicants. The literal interpretation would deprive us the rights commonly enjoyed by other properties in the same zoning district and more closely, the adjacent property. 5. The granting of this variance is the minimum variance that will make possible the reasonable use of the land, building or structure. The property will conform to all other applicable set backs. 6. The variance will be in harmony with the general intent and purpose of the ordinance and will not be injurious to the area involved or detrimental to the public welfare.
