There is an existing home on the property and it is our intent to demolish the home and rebuild. The new home will be built in accordance to all applicable zoning and building requirements. We have found through our development process of blue prints etc. that this lot as well as others in this community are now considered non -conforming as it fails to meet the minimum lot width requirement of 100 ft. These conditions and circumstances place a hardship on us not as a result from any actions of us, the owners, but as a result of the new comprehensive plan set by the Village of Tequesta in the mid 1980's. We understand that by granting the variance we are requesting it will not confer on the applicant any special privilege that is denied by this ordinance to other lands, buildings or structures in the same zoning district. We are in agreement that the literal interpretation of the provisions of the ordinance would deprive the applicant of rights commonly enjoyed by other properties in the same zoning district under the terms of the ordinance and would work unnecessary and ;undue hardship on the applicant. We agree that the variance granted is the minimum variance that will make possible the reasonable use of the land, building or structure. We understand that the grant of the variance will be in harmony with the general intent and purpose of the ordinance and that such variance will not be injurious to the area involved or otherwise detrimental to the public welfare.
