Councilmen present were: Messrs. Bowden, Valier, Cornelius and Bledsoe. Also present was Robert Harp, Village Cl~~lc~ Naiyor Bo~kiden advised that the Hearing had been ~c~yertised and xas~~eing held to amend the Official Zoning Resolution, Ordinan+Ce No. 43, to provide for an additional classification of zoned areas to permit the construction of High-Rise Apartments in areas located east of the east right-of~y line of the Intracoastal E~terway. The Clerk advised that each Councilman had received a copy of suggested regulations for aHigh-Rise District which had been provided by Mr, George W. Simons, Jr. (copy attached and made a part of these minutes). The Clerk read the proposed regulations for aHigh-Rise Dwell~g District. The Village Clerk stated Mr. Simons had been in the office this afternoon and had suggested a minimum square footage of 900 feet for each dwelling unit if the Council desired to provide for a minimum floor area requirement for this Zoning Classification. After a discussion, it was the general feeling of the Councilmen that the building site area regulations and off-street parking regulations would be a good con- trol on the size of living units to be constructed. No written objections had been received and. Mr. Edward A. white showed some concern as to the possibility that the apartments might be constructed with too small a total square footage for each dwelling unit • if some minim~an was sot set up in the Zoning Regulations. Cornelius moved, second by Valier that the Official Zoning Resolution of the Village of Tequesta be amended to provide for an addi- tional Zoning Clasaifica,tion to be entitled "R-3 Multiple Family (High- Rise) Dwelling District" in areas located east of the east right-of--way line of the Intracoastal k~aterwa,y, ~,rith the following regulations for such district: A. USES PERMITTED Within any R-3 Multiple Family Dwelling District the following uses will be permitteds 1. Any use permitted in the R-Z Multiple Family Dwelling District. B . BUILDIA~ HEIGHT- REGULATIONS (a) For one and two family dweLli.ngs the height shall not exceed thirty (30) feet. (b) For other multiple family dwellings, the height shall not escead 100 feet. C. BUILDING SITE AREA REGULATIONS (coned) (a) For single family dwellings, the same as for the R-1 Single Family District. (b) For two family dwellings, the same as for the R-2, Multiple Dwelling District. (c) For structures. that exceed two stories, there shall be added to the minimum area of ten thousand (10,000) square feet, one thousand (1,000) square feet of site area for each dwelling unit. D. YARD OR OPEN SPACE REQU~TTS 1. There shall be a frost yard of sot less than twenty. (20) feet measured from the street line to the front wall of the building. Z. There shall be a rear yard of sot less than twenty (20) feet measured from the rear wall of the main building to the rear lot line. 3. There shall be a side yard on each side of the main building of not less than twenty (20) feet. E. OFF-STREET PARKING _ NS • There shall be provided on the site or within the structure one and one half (la) parking spaces per dwelling wait for Multiple Family structure. For single family and taro family dwellings there shall be provided. on the site two (2) parking spaces per dwelling unit. Councilmen present were Messrs: Bowden, Valier, Cornelius and Bledsoe. Also present was Robert Harp, Village Clerk. I~a.yor Bo~rcle~t advised; that the Hearing had kiee~t advertised and was being held to determine a Zoning Classifica,t~.on for the following described parcel of land recently annexed to the territorial limits of the Village of Tequesta: Lot: 193, less the South ?0 feet thereof together with tk~e South 203.31 feet of Lot 194, G~OMEZ dRANT and JUPITER ISLAND as recorded in ~'1at Hook 1, Page 80, Pub- lic kecotds of Palm Beach County, P'ldr%da. The Nearing wan advised that all lands anl~ieRed to ttie Village are zoned R-1 Single Family A,ae~t__ing Classification ut:til a Public Hearing is held by t$e Councilnen to establish a classification for the lands. The subject lands are directly to the north of Mr. Edward A. White's property which is zoned R-2 Multiple Family Dwelling District. Some Council members had thought this Hearing was to include the White property into the new Zoning Classifica,tioa as well as the subject pro- perty, but they were advised that this could only be done upon applica- tion of Mr. Edward A. White to have the Zoning Classification of his property changed. Mr. White said he believed that if the Council should approve R-3 (High-Rise) Zoning for the subject lands, his lands should also be given an R-3 (High-Rise) Zoning Classification. He was advised to make application to the Vills,ge so a Public Hearing could be held for this purpose. Va lfer moved, second by Bledsoe that Lot 195, less the'South ?0 feet thereof, 11together with the South 203.31 feet of Lot 194, GOMEZ GRANT and JUPITER ISLAND as recorded in Plat Book 1, Page 80, Pub- lic Records of Falco Beach County, Florida" be zoned R-3 Multiple Family (Higk- Riae) Dwelling District. The vote on the motion was as follows: Bowden For the Motion Cornelius For the Motion Valier For the Motion Bledsoe For the Motion All voting in favor of the motion, the motion was unanimously passed • and the Village Attorney is to be instructed to prepare an Ordinance to provide this Zoning Classification for the subject ]awls.
