Board m®bers present were Messrs: Vierck, Gifford, Shiplett and Good. Also present ita,s Pwbert Harp, Clerk of the Board. Chairman Vierck asked the Clerk to advise the Hearing uhy the Hearing was being held. The Clerk read a letter from Ta~lliam B. Schlusemeyer is behalf of Adele R. Schlusemeyer, owner of Lots 6 and 15, Block 30, Jupiter in the Pines, Section B, requesting a variance to the terms of the Village Zoning Ordinance to permit said lots to be used as a blacktopped, landscaped parking area in coaJunetion with the conmmercia l area located on the southeast corner of Tequesta Drive and Seabrook Road. The Clerk advised that Notice of the Hearing had bees duly advertised ate. posted and letters had been sent to all pro- perty o~aers located within 500 feet of the proposed variance. Upon a question from the Chairman, the Clerk advised that no letters either favoring or opposing the variance had been received. Mr. Irving Schlusemeyer appeared before the meeting in behalf of Mr. t~illiam Schlusemeyer and e$pla,ined that they intended to construct about 120 feet of additional office and store space on the east end of their present building in the shopping center. He stated they would properly ]and.scape any parking facility which the Board might pe=mi.t on the said lots. He further stated one of their companies was the owner of Lots ?and 1~, Block 30, Jupiter in the Pines, Section B and • said lots are directly adjacent to the lots on which a variance is re- quested. He stated that they, as developers, would not want to do anything that would 3eopardize the sale of any of their properties in the future. Mr. John Stead, owner of I~ot 1, Block 33, Jupiter is the Pines, Section D, did not have a protest against this requested variance but wondered if this could continue to happen along the north side of Tequesta Drive directly across from his residence. He was advised that the land botween the Village Hall and Blair Rouse z~a,s zoned Commercial (d-1) and he stated he was unaware that it was anything but residential. A question wa,s asked about drainage for the proposed parking area and Mr. Schlusemeyer stated Lot 15 would drain to the south and west to Seabrook Road along Beacon Street since the contour of the land in this area is to the south. After thoroughly discussing the situation and them wing no further questions or information to be offered, the audience in atten- dance Wa.s dismissed so the Board could further discuss the request. The Board reviewed the request from all aspects and Good moved that Adele R. Schlusemeyer, Trustee, owner of Lot 6 and 15, Block 30, Jupiter in the Pines, Section B, be gre,nted a variance to the terms of the Official Zoning Ordinance of the Village of Tequesta to permit the • construction of a blacktopped, ]andscaped parking arm on said lots to b® used only in con3unction with the commercial establishments 3~e- diately to the west of said lots s~ith the following provisos: l.) AYty future construction of additional office space in the shopping center in question is to be archi- tecturally comparable to the existing building. 3.) Drainage for the lots mast meet with the approval of the Village and Lot 15 must drain south to Beacon Street and west to Seabrook Road or both lots must be made to drain as to plans and specifications for drainage rich tlae Village Council is presently having surveyed and studied in preparation for a drainage plan. 4.) Prior to the start of auy construction, app]icant must submit a landscape plan to the Zoning Board of Adjustment for their approval and landscaping must be done aecoraing to approved plea. Douglas Murphy had had a stroke and it was quite unl3lcely that he would be able to serve en the Board through the remainder of has term which ends in January, 1967 even though he recovered from this incident. The Baard believed that someone should be appointed to serve is his absence as necessary. Gifford moved, second by Shiplett aml Passed that the Board ask the Village Council to appoint Ralph 0. Cabaniss to serve in Mr. Murphy's place on the Board for the balance of his term or emtil such time as he might be able to be active again.
