Ref.: Density and Land Use — Village Council Workshop
With regard to Land Use, the Village of Tequesta Comprehensive Plan includes the following land use
designations dedicated to residential uses:
1. Low Density Residential Designation
31 Percent of the total land of the Village is dedicated to Low Density Residential uses.
- Density: Maximum 5.4 Dwelling Units per Acre.
2. Medium Density Residential Designation
- 5.6 Percent of the total land of the Village is dedicated to Medium Density Residential uses.
- Density: Between 5.4 Dwelling Units and Max. 12 Dwelling Units per Acre.
3. Mixed Use Designation
- 6.4 Percent of the total land of the Village is dedicated to Medium Density Residential uses.
Density: Maximum 18 Dwelling Units per Acre.
In terms of Residential Zoning Districts, the Land Development Regulations (LDRs) include the following:
1. R1-A. Max. Density: 3.6 Dwelling Units per acre. Height: 2 stories/30 ft. Max.
2. R1. Max. Density is 5.4 Dwelling Units per acre. Height: 2 stories/30 ft. Max.
3. R-2. Max. Density 12 Dwelling Units per acre. Height: 2 stories/30 ft. Max.
4. R-3. Max. Density 12 Dwelling Units per acre. Height: 11 stories/101 ft. Max.
5. M-U. Mixed Use- Max. Density 18 Dwelling Units per acre. Height: 4 stories/50 ft. Max.
The workshop will provide detail information regarding the density that was approved as part of the following
development initiatives:
The Reserve (R-2 Zoning District; Medium Density Land Use)
Sea Glass (R-3 Zoning District; Medium Density Land Use
Pelican Square (M-U Zoning District; Medium Density Land Use)
For comparison purpose, Staff also researched density information from other municipalities such as Town of
Juno Beach and Town of Jupiter.
