Royal Tequesta LLC. (Developer for the Reserve) is requesting the Village Council grant a Time
Extension of a previously approved Development Order (SPR 1-19).
The Reserve (SPR 1-19) is a two (2) story 69-unit multi -family condominium residential development
including one (1) monument sign, one (1) swimming pool, a fitness center, and a new landscaping
plan. The subject property is located at 746 US Highway 1 and 734 N. US Highway 1, Tequesta,
Florida, 33469. The subject site plan was approved on January 9, 2020.
Per Village Code Sec. 78-334. (h) "Time limit for application for building permit. A building permit
must be issued within one year of the date of the site plan approval or the approval shall be nullified.
In the case of a site plan which provides for development phases over a period of years, the village
council shall set forth time within which application for building permit on each phase shall be filed. If
applications for building permits are not issued within these times, the approval shall terminate and
be deemed null and void unless such time period is extended for one more year only by the village
council upon written request of the applicant, submitted to the village, prior to expiration of
the site plan."

On behalf of the Owner, Royal Tequesta, LLC, please accept this letter as our formal request for a 1-year
extension of the current development order for SPR 1-19. Per Section 78-3 34(h), the Owner may request a one
year extension from the Village Council, prior to the expiration of the site plan. The Development Order
Extension request is for The Reserve at Tequesta, which was approved as a 69 unit multifamily development.
For convenience, the applicable code section, in its entirety, can be found below:
Sec. 78-334(h) Time limit for application for building permit. A building permit must be issued within one year of the
date of the site plan approval or the approval shall be nullified. In the case of a site plan which provides for development
phases over a period of years, the village council shall set forth time within which application for building permit on each
phase shall be filed. If applications for building permits are not issued within these times, the approval shall

council upon written request of the applicant, submitted to the village, prior to expiration of the site plan.
Note, the Owner currently has a Planned Residential Development (PRD) site plan in process with the Village.
The Village Council granted approval of the (PRD) use on November 12, 2020, and will take final action on
the associated site plan for this project on January 14, 2021. This request is a formality, and is simply needed
due to the minor lapse in timing associated with the original development order expiration, and the anticipated
final site plan approval date for the current modification from Village Council.

*As SPR 1-19 will expire before receiving anticipated approval for SPR 2-20, the request from Village Council is
needed.

order of this project.
