Conceptual Presentation to Village Council
Preliminary Project Description
Allied Capital and Development and the Mastroianni Family Headquarters, LLC are proposing a
signature office building for use as their corporate offices and headquarters. The property is located
on the East side of US Highway 1 between Inlet Court and Canal Court and was commonly referred
to as Pelican Square.
The design inspiration reflects a distinctive transitional architecture emphasizing the use of glass and
natural light. The building has been sited along the US 1 frontage and away from the rear property
line and nearby homes and has been designed with 4 sided elevations. A unique feature is the extensive
building common areas that will work in a synergy with a collection of classic cars and memorabilia
and corporate operations. Cars will be brought up to the second floor by way of a car elevator located
in the south east portion of the proposed building.
Levels 1 & 2 of the buildings are planned for a combination of a common area, building amenities, car
display, memorabilia, and parking.
Levels 3 & 4 will contain the corporate offices currently programed at approximately 18,000 SF
of gross area. Detailed floor plans will be refined as the final design progresses.
It should be noted that the proposed office project is consistent with the Village Comprehensive Plan
so no comprehensive plan amendment or rezoning is required.
