Workshop STAFF MEMO Meeting: Workshop -Mar 01 2021 Staff Contact: Jeremy Allen, Village Manager Department: Manager Discussion on Commercial Corridor Design At the February Village Council meeting there was discussion about zoning and building design. Form -based codes were mentioned as part of the discussion. Below is a summary of the differences between traditional zoning and Form -based code. It was suggested to have a workshop to understand different options the Village had available. Euclidean vs. Form -based: A traditional code focus on specific land "uses" and typically assigns buildings and/or spaces only one use, thus separating the City by use. It is based on setbacks, height, lot coverage and open space regulations. The Village of Tequesta has a mixed use zoning district that allows a mix of uses. A form -based code instead of concentrating on land uses, meaning the use of the building primarily, this new type of code is a legal design regulation that describes the desirable physical form, placement, size, and bulk of buildings within the environment. It also addresses the size of blocks and their relationship to one another. encourages mixed uses and focuses more on the "form" of buildings and their relation to adjoining spaces and the streetscape. It uses standards and design ideas to preserve the character or "feel" of an area. A form -based code replaces or alters all or part of the zoning ordinance of a city or town.
