Ref.: Discussion on Zoning District Requirements — Village Council Workshop
The Treasure Coast Regional Planning Council (TCRPC) Charrette included commercial corridors adjacent to
Community Commercial (C-2) and Mixed Use (M-U) Zoning Districts. With regard to amending Zoning District
requirements not included on the TCRPC study area, the R-3 Zoning District can be considered to further provide
design standards and landscape requirements. The subject residential district include parcels located on Beach
Road.
In terms of design standards, the following design features will be reviewed and analyzed: scaled down height,
building massiveness and articulations including the skyline, mid -section (balconies, windows, etc.) and ground
floor (arcaded, canopies, etc.), please see next page examples. With regard to landscaping, additional buffering,
type of plantings, and location on the site will be assessed.
The proposed Zoning Code text amendment process will include the following:
1. One (1) Initial Workshop with Village Council and Residents: there will be a power point presentation and
discussion with proposed design standards and landscape requirements. This workshop will allow to listen
feedback and gather input, ideas and recommendations.
2. Draft Text Code based on the Initial Workshop. Planning will work along the Village's landscape architect
and legal counsel.
3. One (1) follow up Workshop with the Village Council and Residents to present the proposed design and
landscaping code language.
4. Initiate approval process including Local Planning Agency (LPA), and Village Council First and Second
Reading of the proposed Ordinance.
All the above tasks, approximately not to exceed $8,550.00 for planning fee (90 hours x $95). This amount
does not include fees for the landscape architect and legal counsel. Please see next pages.
