II. STAFF ANALYSIS
The subject site is located in the County Line Plaza. The prior tenant was a restaurant, Locanda Rustica.
The Applicant (new tenant), Mr. Christie, is opening a pizza restaurant called Rikos Pizza. The applicant
would like to install a take-out window to facilitate pickup for customers. The proposed take-out
window will be approximately 42 inch x 60 inch and will be installed within an existing glass area.
The proposed improvement is altering the aesthetics of the building but does not increase lot coverage
or footprint of the existing building. The Applicant has provided elevations, material specifications, and
other documents, to highlight the modification. Please see the existing and proposed elevations below.

III. FINAL REMARKS
This development application met the requirements set on Section 78-334 notice of hearing. The
notice of hearing was advertised in the Palm Beach Post on May 9, 2022.
If other tenants within the County Line Plaza intend on installing similar take-out windows, then, the
subject plaza should take a comprehensive look at their aesthetics and consider a site plan
modification to revise the entire plaza's architectural elevations.

IV. APPLICATION FEES
(1) Review by the Planning and Zoning Board. The Community Development Director or designee shall submit
such application for Planning and Zoning Board review within 45 days of receipt of a completed application.
Fee: A) $300.00 (final approval) OR B) $500.00 (recommendation to Village Council)
(2) Review by Village Council. Within 45 days of review by the Planning and Zoning Board, the Community
Development Director or designee shall then submit such application, including the recommendations of the
Planning and Zoning Board, for Village Council review.
Fee: a $300.00 fee plus an additional fee based on the estimated cost of work applies.
To cover all additional administrative costs, actual or anticipated, including, but not limited to, engineering fees,
consultant fees and special studies, the applicant shall compensate the village for all such costs prior to the processing of
the application or not later than 30 days after final application approval whichever is determined as appropriate by the
village. Failure to make such payment may be grounds for not issuing a building or zoning permit, certificate of occupancy
or completion.
Costs associated with advertising for public hearings and other public notice requirements are the responsibility of the
applicant. The fee shall be paid prior to such application being scheduled for a public hearing requiring notice.

Dear Village of Tequesta:
We are writing this letter in support of installing a takeout window at Riko's
Pizza, located at 560 North US Highway One in the County Line Plaza in
Tequesta.
Riko's Pizza is a Connecticut -based pizza franchise serving thin crust pizza,
salads, wings, and desserts, as well as a full sports bar. This new location in the
County Line Plaza will be the first franchise location in Florida, and we are very
excited to bring this style of pizza to our area.
We strongly feel that adding a takeout window near the side entrance of our
store will be beneficial to our customers by allowing them to pick up their food
and go quickly and seamlessly. A designated takeout window will also be
beneficial to our staff by eliminating any confusion around who is waiting to
pick-up food versus who is waiting to be seated. Our goal is to provide the
highest level of customer service, and adding a takeout window would certainly
enhance the overall experience for all.
For reference, below we have included a schematic of the existing glass window
which we are proposing to convert to a takeout window, as well as a schematic
of our proposed takeout window and it's dimensions:
