2. BACKGROUND
The subject building was built in 1974. The previous owner, Mr. John Zuccarelli, purchased
the building to be used as a real estate office and for the sale of classic cars (showroom). Per
Section 78-180 (i) (8), retail sales and services, over 5,000 sq. ft. are considered Special
Exception Uses in the M-U zoning district. In 2000, the Village Council approved the
applicant for a special exception use.
In 2018, the current property owner (Tequesta Property Owner 100 LLC) purchased the
property with the intent on keeping the existing use (classic car showroom). The applicant
has submitted a special exception use application for the proposed exterior modification,
which was reviewed and approved administratively by Village Staff.
3. STAFF ANALYSIS
The applicant is requesting a site plan modification to change the exterior building and
accent colors and replace the existing roof material and color from tile to steamed metal.*
The applicant is proposing the following color changes:
• SMOKEY BLUE SW-7604 (Stucco Accent)
• ANCHOR AWEIGH SW-9179 (Stucco Trim & Band, Wood Trim, Exterior Door, Wood
Fascia, Flashing, Exterior Vent, Wood Trim)
• SANDBAR SW-7547 (Wood Siding, Stucco)
• Sunnet Blue (Steamed Metal Roof)
*The flat roof area will remain.
The proposed improvement does not increase lot coverage or footprint of the existing
building. The applicant has provided elevations to highlight the proposed modifications;
please see the existing and proposed elevations below.

The applicant wiJI submit to the Village of Tequesta Department of Community Development the following
documents for Planning & Zoning Board review, forty-five business (45) days prior to the meeting date:
1) Three (3) complete application packages including full 24x36 plan size drawings and 'or plans for
preliminary staff review. Once staff comments have been provided and addressed, the applicant is to re -submit
for Board or Council review as required below.
2) Fourteen (14) 1 W 7 sets and Two (2) full size sets of profession oily prepared site p Ions showing oil existing
and proposed structures, setbocks, parking and looding layout, ingress and egress, sidewalks and wolkways,
exterior fighting layout, dimensions of street frontages, property Imes a n d a// s ign age.
3) Fourteen (14) 11x17 sets and Two (2) full size sets of Landscaping Plans in accordance with Villoge of
Tequesto Code of Ordinances, Division IV, Landscaping,
4) Fourteen (14) 11x17 sets of multi -dimensional color renderings and 'or photographs care to be provided. The
Planning & Zoning Board requires an exact rendering of the proposed modification, construction or addition. Color
photographs or p rin ts os clone to the actual colors to be used must b e supplied. since color printers often do riot
display the correct color, it is recommended that samples of the point chips, as well as a sample of the support
materials (i.e., convos, wood, metal, etc j be provided.
5) One (1) CD disk with P(Ffiles including the completed applicotion.

GENERAL

(3) General location map' showing relation of the site for which site plan approval is sought to major

SITE PLAN
(1) A site plan containing the title of the project and names of the architec� engineer, project planner
and/or developer, date, and north arrow, and based on an exact survey of the property drawn to a scale
ofsufficientsize and with sufficient site tabular data.
LANDSCAPE PLANS
(1) Landscaping plan, including types sizes and locations of vegetation and decorative shrubbery, and
showing provisions for irrigation systems. Plans shall also provide delineation of existing trees and
information as to which trees will be reused or removed. Plans shall provide clear site lines. Landscaping
plans shall comply with section 78-400. In addition' landscaping plans shall include irrigation plans in
accordance with section 7O'3BQ'and shall demonstrate compliance with Florida Friendly Landscaping
design standards as required by section 78-394, as applicable (See section 78-392 for applicability).

On behalf of the Owner, please accept this letter as our formal request to make exterior
modifications to the property located at 209 Tequesta Drive. The site has a land use
and zoning designation of Mixed Use.
The Owner proposes a building refresh in order to make the exterior aesthetics visually
appealing to the general public. This amendment simply proposes a new standing
seamed metal roof to replace the existing tile roof, and new building exterior colors,
which are detailed on the accompanying sheet A-3.1.
This improvement will cause no adverse impact to the surrounding area. To the
contrary, it will allow a property to revamp its exterior to provide for a more visually
appealing aesthetic. On behalf of the Owner, 2GHO, Inc. respectfully requests
