The zoom meeting with the contractors and engineer took place today. The link to the recording is below. We wanted to
give you a little information on concrete restoration, what you are about to endure (if you are in residence) and what you
may be responsible for financially for your unit. August 15 will be the day the contractors begin on stack 01 & 02.
(101, 102, 201, 202, 301, 302). Prior to the work beginning, you will need to bring everything off your EAST facing
balcony, sun room, or patio. This includes window treatments, shades (the contractor will remove shutters), anything
hanging on walls, furniture, etc.
Work on the 03 stack will not begin sooner than 2 months from now and the 09 stack will most likely be after that.
There are unfortunately many unknowns when it comes to concrete restoration on buildings. Once the rusted rebar is
exposed, they must "trace" the rebar back to clean or good rebar. This can be invasive and neither the engineer or the
contractor know for sure how extensive the work will be until they begin chipping away at the concrete. The chipping of
the concrete is extremely noisy and can at times shake items off your walls or inside cabinets. Any valuables should be
moved away from the balcony area and protected during this time. The dust from this part of the job is inevitable. You
may want to cover furniture and cabinets with plastic. You can remain living in your unit during this time. Be advised, it
is very noisy, inconvenient, and dirty. The contractors are not responsible for cleaning your unit. They will do their
best to protect your property from the dust, but it is inevitable.
Once they remove and replace or treat all the rebar in the concrete, they will then set up forms and pour new concrete.
All this will be done with support beams in place for the safety of the workers and residents. You will not be able to go
out onto your balcony or patio once the work begins.
Temporary walls - Typically, a temporary plywood wall will be constructed to protect the interior space of the apartment.
For screened in balconies, this will most likely be installed on the patio or balcony but depending on the extent of the
work, this may end up being installed inside the unit to allow the necessary work to take place. We are not expecting this
to be the case, but want you to be aware just in case.
If you have enclosed your previously screened patio or balcony and for the 03 stack, the work taking place is inside your
unit and therefore a temporary wall will be installed inside your unit.
Shutter - Any shutters you have on your patio or balcony will be removed by the contractor if need be.
Screens - The screen enclosure will be removed and may not be in good enough condition to be reinstalled or you may
choose to replace the screens and frame. The contractor engaged is able to reinstall the frames (if their condition allows)
and are willing to provide new screen frames if needed or desired. New frames and screens will be at the expense of the
unit owner.

Windows - Units with windows where screens used to be and in the 03 stack are expected to be removed to facilitate
the concrete repairs and in the 03 stack the replacement of a metal column in the corner between the east and north
facing windows. Be prepared to remove any items from this area including window treatments, shades, artwork,
furniture, etc.
Flooring / ceilings - The floor tile you have on your balcony is likely to be removed. The cost of replacing tile will be at
the unit owners expense. Any ceiling treatments (wood or other material treatments) that need to be replaced, will again
be at the expense of the unit owner.
The time the project will take will be affected by the amount of concrete work needed between each unit. A rough
estimate for the timeline would be 2 months. New screen framing (if you choose to purchase new instead of replacing
your existing screen frames) may take longer as supplies are difficult in all industries right now.
We hope this information is helpful to you in preparing your unit for repair and any possible purchases you may need to
make (tile, ceiling materials, screen frames, etc.).
Should work in your unit be needed beyond what is expected, we will let you know and we will advise the 03 and 09
stacks of the expected begin date once that information is available.
01 and 02 stacks, please clear your EAST FACING balcony, sun room, or patio in preparation of the August 15
start date.
