O'Mahoney FASLA, PLA, LEEDIAP, BW On behalf of the Owner, please accept this letter as our formal request to present a conceptual package (included with this letter) at the next Village Council hearing. This conceptual presentation pertains to the property located at 300 Beach Road in the Village of Tequesta. The site has a land use designation of Medium Density Residential and a zoning designation of R3; Multiple -Family Dwelling District. As you are aware, this project (which proposes a 26 unit multifamily redevelopment) has been in the review process for the past few months. Prior to final action being taken on this project, the developer, and design team met with the Community Development Department in an effort to revisit the proposed architecture of the building. After listening to the feedback based on the initial ideas for future development of the Beach Road corridor, the team has decided to utilize some of those thoughts and incorporate them into the architecture. The following changes were made to the elevations and are listed below: A-13 Front Elevation (West) 1.) Added precast cap moulding at center pediment levels 2 & roof 2.) Added guardrail wall at center portion 3.) Changed building color paint at the center portion to a darker tint to break up building massing 4.) Removed a window levels 2 through 10 adjacent to the center portion 5.) Extended balconies at levels 3 through 5 and at level 10 to enhance the building base, middle and top levels 6.) Added precast cap moulding above the coral stone garage facades 7.) Added eyebrow cap moulding at the garage drive aisle doors A-14 Side Elevation (South) 1.) Extended balconies at levels 3 through 5 and at level 10 to enhance the building base, middle and top levels 2.) Added precast cap moulding above the coral stone garage facades 3.) Added eyebrows at the garage doors A-15 Rear Elevation (East) 1.) Extended balconies at levels 3 through 5 and at level 10 to enhance the building base, middle and top levels The above -mentioned modifications will add visual interest in the building to give some variation. This improvement will cause no adverse impact to the surrounding area, and meets all elements of the R3 zoning code. Additionally, it is the design team's belief that the revised architecture is more consistent with initial ideas provided by staff for future development of the Beach Road Corridor.
