D'Mahoney FASLA, PLA, LEED°AP, BDBC Paradise Park Village of Tequesta Conceptual Project Description September 28, 2022 FP Tequesta Holdings, LLC is proposing a signature mixed use redevelopment project on f 5.89 acres located at the intersection of Tequesta Drive, and Main Street, in the Village of Tequesta. The design will mimic new urbanism concepts, and calls for five separate buildings, and features retail, professional office, restaurant, private school, multifamily use, and indoor fitness. More specifically, the developers propose the following: Use Units/Square Footage Multifamily 106 units Reta i 1 3,176 sf(existing) Professional Office 29,856 sf(existing) Restaurant/Outdoor Seating 4,054 sf (1,554) (existing) Indoor Fitness 8,597 sf (existing) Private School 5,660 sf(existing) Also, as part of this project; the developers will be providing a .57-acre public park, as a benefit to the Village. Further, the site will utilize shared parking (allowed by the Village's zoning code), to accommodate parking for the development. The architectural style of the proposed project will be Florida Coastal. This style will allow for natural light into the proposed structures, as evidenced by the tall windows on the attached concept sketch. The developers are extremely excited to bring forth this conceptual proposal for the Village Council's consideration, as this design meets nearly all development regulations set forth in the Mixed -Use District of the zoning code, and is consistent with applicable elements of the Village of Tequesta's Comprehensive Plan.
