SUBJECT: Proposed zoning code text amendment, Ord. 355, as
amended, Section VI I, Subsection ( C) , Schedule of Site
Regulations, C-2 District, maximum building height.
Tom, I asked David Sullivan to write me the attached
letter requesting a change to the zoning code to allow for the
construction of a five story hotel . As you are aware, certain
members of the Village staff are in support of effecting a
change to the zoning code that would allow for greater story
heights in the C-2 district in order to accomplish the
following:
1. Allow for more diversity and creativity with
\i1 future development within the C-2 district.

unincorporated areas of Palm Beach County that
- )itc� 6\ abut our C-2 district. This would offer a carrot

LC) , % for annexation purposes. Currently there are two
,,1 eight store multi—family buildings built and a
permit issued for a proposed eight story office
building on property abutting Tequesta and within
our annexation reserve area.
3. Increase the tax base by incorporating vertical
layering of the tax base within the C-2 district.
4. Create a favorable atmosphere within which it
would become economically feasible to demolish
older commercial buildings and replace them with
buildings of greater story height in order to
better offset land acquisition and development
costs.

5. Obtain more green space and landscaping due to the
fact that higher buildings generally have a
smaller lot coverage than one or two story
buildings which tend to spread out and cover more
of the property.

Based upon the receipt of David' s letter and the above
stated reasons I strongly recommend that we direct the Village
Attorney to prepare the necessary zoning text language to change
the maximum building height within the C-2 zoning district from
3 stories/40 ft. to 5, 6, 7 or 8 stories/60, 70, 80, or 90 ft. ,
whichever height you think we can reasonably expect support
for. Frankly, I think we should take it to the limit and match
the existing buildings in the county, 8 stories or 90 feet.
To save time and money, we should probably incorporate
this change with the proposed landscape Ordinance #377, in that
they both are zoning code changes. Please advise.

Re: Revision of Height Restriction. Appendix A of the Code of
Ordinances . Section VII . Page 121. C2 height is shown as
three ( 3) stories - forty ( 40 ) feet.

This letter is to request a revision of Section VII , Page 121 of
the C2 Zoning District from three ( 3) stories and forty ( 40 ) feet
to six ( 6) stories and seventy ( 70 ) feet.

It is our intention to build a high quality, rooms-only Radisson
Suite Hotel with 135 units ( 70 luxury suites and 65 king rooms ) . -
It will have a dramatic porte cochere entrance, spacious 2-story
lobby, heated pool and jacuzzi, health club, a conference room and
a hospitality room with a bar and patio. The Hotel will serve a
complimentary continental breakfast in the lobby, room service
and dining needs will be served by the adjacent full-service
restaurant in which our guests will have charging privileges.
Please advise the Village Council of my request.-
