2 . This grant of Easement is for the limited purpose of
providing ingress and egress from that certain parcel of land
owned by sellers, hereinafter described on Exhibit "B" attached
hereto and made a part hereof, to U.S. Highway One. •
3 . MBK hereby agrees to bear the initial costs of paving
and improving the Easement for ingress and egress purposes.
4 . , The undersigned, MBK and Sellers, hereby agree for
themselves and their successors in title or interest, to
maintain the above described Easement for ingress and egress and
to bear equal (50/50) shares of the costs thereof, including but
not limited to, all reasonable maintenance and repair costs,
repaving and all costs and assessments levied by any state,
county or municipal government thereto. Without limiting the
generality of the foregoing, it is agreed that MBK and its
successors in title or interest shall have the right. (but shall
not be obligated) to maintain and repair the above-described
Easement on behalf of all of the undersigned and their
respective successors in title or interest; provided, however,
that the Sellers or their respective successors in title or

I. INTRODUCTION
This proposed project is a professional office development to
be located on the west side of U. S. highway No. 1,
approximately k mile south of the Palm Beach/Martin County
Line, in Tequesta, Florida.
The site contains 1 . 69 acres of land with plans to construct a
4050 square foot, single story, professional office building, -
with vacant land for future construction.
The subject property is vacant at this time. Access to the
project will be from U.S. Highway No. 1 on.. the east and from
an existing private access road along the southerly edge of
the property.

Phase One of this project will contain the proposed 4050
square foot building plus 21 parking spaces and necessary
driveways.
PROPOSED DRAINAGE
The drainage for the site will be accomodated - in depressed
open space with landscaped areas supplemented with subsurface
exfiltration trench if necessary. The subject site is on the
sand ridge that runs parallel with the Intracoastal Waterway
and the soils provide excellent percolation characteristics.
No drainage problems are anticipated at this time.
PROPOSED IMPROVEMENTS
The construction will be designed to provide for on-site
retention of a 3 year, 1 hour lot rainfall storm. The parking
lot will be protected from a 25 year storm and the finish
floor will be set above the 100 year flood elevation.
