M I NUT E S OF MEETING

The Tequesta Planning Commission held its meeting on December
6, 1988 at 7:30 P.M. , at the Village Hall Council Chambers, 357
Tequesta Drive, Tequesta, Florida. The purpose of the meeting was
to discuss the possibilities of rejuvenating the two (2) vacant
plazas which is the Tequesta Shoppes (old Publix and Lighthouse
Plaza, K-Mart) .
Members present were: Dr. Stanley B. Jacobs, Chairman; Mary S.
Corr, Vice-Chairman; Alfred S. DeMott, Secretary; Eloda Tangney,
James Pilz, and Fred Elsaesser, members. Also present were: Thomas
G. Bradford, Village Manager; Ron T. Mackail, Mayor; Scott D. Ladd,
Building Official; Edwin J. Nelson, Jack Horniman, Village Planning
& Zoning Consultant; Les Smith, Richard Warner and Calvin Platt,
representatives of MacArthur Foundation.
The Chairman introduced those in attendance and stated the
reason for the meeting being held. The Chairman requested Tom
Bradford, Village Manager to give a brief background on the two (2)
vacant plazas. The Lighthouse Plaza major tenants have moved to the
new County Line Plaza and Publix Supermarket moved to the Tequesta
Shoppes Plaza. The recent town survey for Tequesta was discussed
which is one of the major concerns by the citizens of Tequesta. Jim
Pilz stated he felt the time has come that something must be done to
find tenants to rent these vacant spaces. The Urban Land Use was
discussed by the representative of MacArthur Foundation. It was
suggested that public-private monies to market property and find
proper use. There is no way to write off real estate costs. The
property owners must be involved in any discussions.
The Tequesta Planning Commission recommended to the Village
Council to set up a small task force to investigate possibilities of
getting properties rented. According to Scott Ladd, Building
Official, the Dorner Property has 60 acres of land currently under
negotiations.
There are presently seven (7) shopping centers within one (1)
square mile in Tequesta. Perhaps a moratorium should be placed on
any further shopping centers to be built. Tom Bradford, Village
Manager plans to meet with the owners of both shopping centers and
also with Gary Van Brock, representing the Dorner Property to find
out what their future plans are for their properties. Perhaps the
Village Council could amend the Zoning Ordinance to allow a more
lenient building code in regard to height and density. Tom
Bradford, Village Manager mentioned that he will contact David
Gerschen, Esq. , Burt Reynold's lawyer to see if Mr. Reynolds would
be interested to open up a business in Tequesta for his television
program?

Dr. Jacobs commented that the development of the Dorner tract
adjacent to Lighthouse Plaza may be the key to revitalization of
downtown Tequesta and the Village should pursue this proper
development.
There being no other business discussed, the meeting was
adjourned at 9:10 P.M.
