Per the requirements of the Special Exception
use section of the Zoning Code, I hereby submit my
recommendation to the Village Council with regard to the
above subject petition.
After performing a thorough review of the
proposed projects site plan and construction drawings, it
has been determined that the project meets the technical
requirements and intent as established in the Village
Zoning Code. Therefore, I recommend that the subject
petition is in order and should be considered for review
and approval by the Village Council.

Florida, will hold a Public Hearing during the regularly
scheduled Council meeting on an application for an
expansion to an existing Special Exception use within the
R/OP, Recreation/Open Space District of the Village of
Tequesta. The application for Special Exception use is

(D) Schedule of District and Use Regulations:
The following schedule establishes the use regulations for development within
the Village of Tequesta. For more specific requirements, see supplemental
district regulations, Section X.
( 1) R-1A Single-Family Dwelling District
(a) Purpose of District
1. It is the purpose and intent of this district to provide lands
within the village for single-family residential uses of the
lowest population density, consisting of no more than one (1)
dwelling unit per any platted lot. Density shall not exceed 3.6
dwelling units per gross acre based on a minimum 12,000 square
foot lot size. This district recognizes the need to provide areas
within which the traditional single-family residence can thrive
and can be protected from the more intense activities of other
land uses.
(b) Permitted Uses
1. Single-family dwellings.
(c) Accessory Uses
1 . Private garages, swimming pools, spas and hot tubs, cabanas and
saunas, greenhouses, tennis courts, private docks, utility
buildings, gazebos and any other similar use deemed appropriate by
the building official.
(d) Special Exceptions
1 . Churches with or without accessory pre-school facilities, schools
and publicly owned and operated community buildings.
2. Public utility structures and buildings such as water pumping
plants, electric substations, police and fire stations.
3. Private clubs.
4. Parks and recreation facilities owned and operated by the Village
of Tequesta.
(e) Prohibited Uses and Structures
1 . Any use or structure not specifically or by reasonable implication
permitted herein as a permitted use, accessory use or premissible
by special exception.

(8) R/OP Recreation/Open Space District
(a) Purpose of District
1 . The purpose and intent of this district is to establish and pro-
tect certain areas which meet the recreational needs of village
residents which conserve certain environmentally sensitive areas,
and which permit limited recreational uses while conserving the
environment and natural features of those areas.
(b) Permitted Uses
1 . Golf courses.
2. Neighborhood and community public recreational facilities.
3. Cultural and civic centers.
u. Conservation areas.
5. Access easements.
6. Other similar recreational uses.
(c) Accessory Uses
1. Any accessory use customarily incidental to a permitted use.
(d) Special Exceptions
1. Required for all permitted and accessory uses.
(e) Prohibited Uses and Structures
1. Any use or structure not specifically or by reasonable implication
permitted herein as a permitted use, accessory use or permissible
by special exception.
SECTION VIII. OFF-STREET PARKING
AND LOADING REGUL►TIONS
(A) Application of Regulations. •
(1) For the purpose of this zoning ordinance, the term "off-street parking
space" shall consist of a parking space having minimum dimensions of
ten (10) feet in width by twenty (20) feet in length for the parking of
each motor vehicle, exclusive of access drives or aisles thereto.
Minimum width of an access drive shall be ten (10) feet for R-1 and
R-1A Districts. For all other districts, the minimum width of each
aisle designed and intended for the maneuvering of a motor vehicle into
a parking space shall be determined by the angle of parking as shown in
