Conceptual Presentation Application from MDK TEQUESTA LLC for a new two-story, 5,956-square-
foot professional office building. The subject property is located at 110 Bridge Road.
SUMMARY:
applicant is proposing the construction of a new 5,956-square-foot professional office building at 110
Bridge Road.
In May 2023, the Village Council adopted Ordinance 06-23, mandating that new development and major
redevelopment projects located on Beach Road, US Highway 1, Tequesta Drive, Old Dixie Highway,
Cypress Drive, and Bridge Road must apply for a conceptual presentation.
Per the Village Code Sec. 78-332, conceptual presentations are not quasi-judicial proceedings, and no
action shall be taken by the Village Council beyond a discussion with the applicant.

The existing one-story building constructed in 1982 that currently houses Cary Stamp &
Company (a financial institution) will be demolished. The applicant is proposing the construction
of a new 5,956-square-foot professional office building at 110 Bridge Road.
In May 2023, the Village Council adopted Ordinance 06-23, mandating that new development
and major redevelopment projects located on Beach Road, US Highway 1, Tequesta Drive, Old
Dixie Highway, Cypress Drive, and Bridge Road must apply for a conceptual presentation.
Per the Village Code Sec. 78-332, conceptual presentations are not quasi-judicial proceedings,
and no action shall be taken by the Village Council beyond a discussion with the applicant.
Previously, conceptual presentations appeared before the Village Council without any prior
reviews. Per Village Code Sec. 78-332, Staff is now required to conduct a preliminary review for
compliance with certain code requirements such as height, number of stories, density, open
space, and lot coverage.

III. FINAL REMARKS

and no action shall be taken by the Village Council beyond a discussion with the applicant.
After the subject conceptual presentation, the applicant decides if they would like to initiate
the review process by submitting a complete Site Plan Review application.

RE: Conceptual Presentation Request for Cary Stamp and Company (110 Bridge Road)
Dear Nilsa,
On behalf of the Owner, please accept this letter as our formal request to present a conceptual package
(included with this letter) at the next Village Council hearing. This conceptual presentation pertains to the
property located at 110 Bridge Road in the Village of Tequesta. The site has a land use designation of
Commercial and a zoning designation of C2; Community Commercial District.
Currently, the existing structure operates as Cary Stamp and Company, a well-known financial advising
firm in Palm Beach County. The building was originally constructed in 1982, and after 40 years is in need
of an update. Conceptually, the Owner is proposing to demolish the existing building, and redevelop with
a new 5,956 sf, two-story professional office building. Note, based on the proposed concept plan, the
Owner will be increasing the landscape open space from 10.5% 15.6%.
This improvement will cause no adverse impact to the surrounding area. To the contrary, it will allow a
property to revamp its exterior to provide for a more visually appealing aesthetic, and safer structure. On
behalf of the Applicant, 2GHO, Inc. looks forward to discussing this proposal in more detail at the next
Village Council Meeting.
