I. BACKGROUND
The Lighthouse ArtCenter has two locations within the Village of Tequesta. One building is in the
Gallery Square North Plaza, and the other is at 395 Seabrook Road.
The subject application is in regard to the Lighthouse ArtCenter facility located at 395 Seabrook
Road, in the C-1 Neighborhood Commercial Zoning District. After its construction in 1973, the
4,341-square-foot building was owned by Jupiter Medical Center prior to being acquired by the
Lighthouse ArtCenter.
II. STAFF ANALYSIS
In June 2023, the Applicant submitted a request for a site plan modification to renovate their
garage at the existing art facility by:
• updating two (2) garage doors into new glass garage doors,
• converting one (1) garage door into a front -swing door,
• modifying one (1) garage door into automatic sliding doors, and
• enclosing two (2) doors.
There will be no changes to the footprint or height of the building. The Applicant has provided
floor plans, elevations, material specifications, and other associated drawings, to highlight the
proposed modification. Please see the proposed elevations below.

This development application met the requirements set on Section 78-334 notice of hearing. The
notice of hearing was advertised in the Palm Beach Post on July 10, 2023. Per Village Code Sec.
78-334, the Applicant posted the subject property with a public notice sign, see the below
images.

IV. APPLICATION FEES
(1) Review by the Planning and Zoning Board. The Community Development Director or designee shall submit
such application for Planning and Zoning Board review within 45 days of receipt of a completed application.
Fee: 0 A) $300.00 (final approval) OR B) $500.00 (recommendation to Village Council)
(2) Review by Village Council. Within 4S days of review by the Planning and Zoning Board, the Community
Development Director or designee shall then submit such application, including the recommendations of the
Planning and Zoning Board, for Village Council review.
Fee: a $300.00 fee plus an additional fee based on the estimated cost of work applies.
To cover all additional administrative costs, actual or anticipated, including, but not limited to, engineering fees,
consultant fees and special studies, the applicant shall compensate the village for all such costs prior to the processing of
the application or not later than 30 days after final application approval whichever is determined as appropriate by the
village. Failure to make such payment may be grounds for not issuing a building or zoning permit, certificate of occupancy
or completion.
Costs associated with advertising for public hearings and other public notice requirements are the responsibility of the
applicant. The fee shall be paid prior to such application being scheduled for a public hearing requiring notice.
