HomeMy WebLinkAboutHandouts_Regular_9/14/2023The commercial parcel, Jib Club Marine, LLC, is located within the JIB YACHT CLUB & MARINA in Tequesta
at 46 Beach Rd. It is a family business operated by myself John Krizka and son Jeffrey Krizka and both
residents of Tequesta. This is the only marina in Tequesta and we proudly serve the Tequesta marine
unit for all their fuel.
We are pursuing a 2nd story built on top of the existing ship store. The ship store is 400 sq. Ft with an
objective to build an approx. 850 sq. Ft. 2nd floor.
We have met with planning & zoning and the village manager to express our intentions. Resulting from
those meeting we have obtained updated surveys and engaged with an architect to go forward. We have
been provided by zoning the necessary applications, fee schedules, criteria for zoning compliance and
steps necessary to proceed.
We do meet the open space and setback requirements for our project, however we are falling short in
several areas that we would like to address:
With the given parking rate of 1.5 parking spots for every 1 boat we cannot meet the parking criteria for
the build out. Currently, there are 28 slips and 24 parking spots for a marina in Tequesta. As previously
stated we are the only marina in Tequesta. Having previously owned Blowing Rocks Marina, Martin
County in R3 zoning allows 1 parking spot for every 5 boats. However, the national Marine Industry
Association, widely recognized by the State of Florida, conducted a national study with a
recommendation of 1 parking spot for every 2 boats. We believe the given parking rate was developed
prior to 2006 and the slip were open to the public and the marina was composed mostly of charter
boats. All of the slips have long sold creating a different environment and less impact on the marina.
Most of the owners on the north side of the marina don't live here and the boats seldom move.
WE ARE REQUESTING A PARKING VARIANCE OF 1 PARKING SPOT FOR EVERY 2 BOATS.
Secondly, we do not meet code for the finished floor elevation. We will have to raise the first floor
accordingly. To avoid low ceilings and a roof that is aesthetically pleasing:
