Subject: Memorandum to Enter Into a Lease and Receipt for Deposit with Tequesta
Business Associates-Resolution No. 24-00/01;Agenda Item
Attached is the Memorandum to Enter Into a Lease and Receipt for Deposit with Tequesta
Business Associates located at 250 Tequesta Drive, Tequesta, Florida, Suite 305, for temporary
office space for the Department of Community Development. Suite 305, an 840 sq. ft. unit, is on
the third floor of the Tequesta Corporate Center, the building which currently houses Village of
Tequesta Administrative and Finance/Water Customer Service Offices. This temporary office
suite will provide adequate space for the Department of Community Development until such time
as the Municipal Center is constructed and the Department of Community Development relocates
to the new facility.
11111 The monthly rent for Suite 305, which was cooperatively negotiated, is $16.50 per square foot
per month, including CAM. As is the case with Suites 300 and 303 which the Village now leases,
we are responsible for the electricity, interior cleaning, and A/C maintenance. Total annual first
year's rent is $13,860; monthly rent is $1,155. The term is for one year with an option to renew
for year two at the same rate, and then additional options on a month-to-month basis thereafter.
Tequesta Business Associates will prepare the formal Lease once the Village Council approves
the above referenced documents. Basically, the Lease will be the same standard lease which sets
forth the Village's present terms and conditions for Suites 300 and 303. It is anticipated that the
term of the Lease will be effective on May 1, 2001.
The Village Attorney has approved the Memorandum to Enter Into a Lease and Receipt for
Deposit with Tequesta Business Associates for legal form and sufficiency. Likewise, the Village
Attorney will review the formal Lease prior to execution and, if for any reason it is deemed
necessary to take the Lease back to the Village Council, we will do so accordingly.
It is recommended that the Village Council approve the Memorandum to Enter Into a Lease and
Receipt for Deposit with Tequesta Business Associates. Please place this item on the March 8,
2001,Village Council Meeting agenda for consideration by the Village Council. Thank you.

RESOLUTION NO. 24-00/01
A RESOLUTION OF THE VILLAGE COUNCIL OF THE
VILLAGE OF TEQUESTA, PALM BEACH COUNTY,
FLORIDA, APPROVING A MEMORANDUM TO ENTER INTO
A LEASE AND RECEIPT FOR DEPOSIT WITH TEQUESTA
BUSINESS ASSOCIATES FOR THE LEASE OF PROPERTY
LOCATED AT 250 TEQUESTA DRIVE, TEQUESTA,
FLORIDA, SUITE 305, FOR TEMPORARY OFFICE SPACE
FOR THE DEPARTMENT OF COMMUNITY DEVELOPMENT
WITH FUNDS BEING APPROPRIATED FROM THE
DEPARTMENT OF COMMUNITY DEVELOPMENT ENTERPRISE
FUND, PROTECTIVE INSPECTION OFFICE LEASE
ACCOUNT, HAVING A FY 2000/2001. BUDGET
ALLOCATION OF $10, 815, AND AUTHORIZING THE
VILLAGE MANAGER TO EXECUTE THE SAME ON BEHALF
OF THE VILLAGE.
NOW, THEREFORE, BE IT RESOLVED BY THE VILLAGE COUNCIL
OF THE VILLAGE OF TEQUESTA, PALM BEACH COUNTY,
FLORIDA, AS FOLLOWS:
Section 1. The Memorandum to Enter into a Lease and
Receipt for Deposit between the Village of Tequesta
and Tequesta Business Associates, attached hereto as
Exhibit "A" and incorporated by reference as a part of
this Resolution, is hereby approved, and the Village
Manager of the Village of Tequesta is authorized to
execute the same on behalf of the Village of Tequesta.
Section 2 . The Village Manager is authorized to do
all things necessary to effectuate the terms of the
Memorandum to Enter into a Lease and Receipt of
Deposit, including, but not limited to, the execution
of a lease agreement on or about May 1, 2001 .
THE FOREGOING RESOLUTION WAS OFFERED by Councilmember
, who moved its adoption. The
motion was seconded by Councilmember
, and upon being put to a vote, the
vote was as follows :

AND RECEIPT FOR DEPOSIT
A. Receipt is hereby acknowledged by H. Smith Realty, In., Leasing Agent for the
Landlord, for the sum of One Thousand, One Hundred Fifty-Five Dollars
($1,155.00), representing first months' rent, received from The Village of Tequesta,
hereinafter referred to as the Lessee.
B. The Lessee is a Florida municipal Corporation, The Village of Tequesta, and the
Village Manager is Michael Couzzo.
C. The building owner is Tequesta Business Associates, hereinafter referred to as
"Lessor".
D. Property is located at 250 Tequesta Drive, Tequesta, FL 33469, Suite 305.
1. The space to be leased contains 840 square feet.
2. The premises shall be used for governmental offices - The Deparatment of
Community Development and/or any other,department of the Village of
• Tequesta.
Ept. .13The lease and occupancy shall commence 1, 2001 and terminate on
Ma:�, 2002. Lessee shall have an option for year two at same rate and then
month-to-month tenancy thereafter.
1. Total annual first year's rent is $13,860 paid in monthly installments of
$1,155.00 which includes Common Area Maintenance(CAM). The gross
rent figure is $16.50 per square foot. Lessee is sales tax exempt.
2. Option year will remain at the same$16.50 per square foot.
3. Lessee responsible for electricity,which is separately metered, and for
interior cleaning and A/C maintenance.

F. A formal lease will be signed by Lessee and Lessor on or before ar-eh 10, 2001.
G. Before occupancy, Lessor will have a licensed contractor close the opening to
Suite 304 with drywall and paint to match existing wall.
11 H. Lessor's Agent, H. Smith Realty, Inc., has provided Lessee with a Radon Gas
and Anti-Discrimination Disclosure.
