INDIANTOWN ROAD, SUITE 201 JUPITER, FLORIDA 33458 PHONE: (561) 575-9557 SUBMITTALS: TWO(2) PRELIMINARY LANDSCAPE PLANS (MIN_ SCALE OF t = 30') INDICATING THE FOLLOWING: • All existing structures and parking. • All existing landscaping, including a tree inventory survey identifying all trees of three (3) inches in diameter or greater. • All proposed trees, shrubs, ground cover, required landscape strips, planting islands and other landscape areas and•treatments required by Ord. 377. • Graphically indicate the quantities, types, sizes at planting and at five (5) years maturity, and spacing of same and other qualitative data for all required plant materials, including botanical and common names. • Indicate conformance with Xeriscape requirements: Drought tolerance Hardiness zone Salt tolerance Wind tolerance • Indicate required percentage requirements: 60% indigenous to South Florida l5% minimum gross parking area landscaped • Locate ort plan each area where a waiver is being requested and specify degree of non-conformity. (i.e., 10' landscape buffer required, 6' proposed.) . PROJECT: 390 Tequesta Drive Magyar Properties Lots 17-20,Block 22,Jupiter in the Pines,Section"B" STAFF COMMENTS REGARDING REQUESTED WAIVERS: Waiver Number Comments 1. There is no valid justification for the waiver,as 28'of width for the entrance off Tequesta Drive is much more than is needed at that location. The Plan indicates that the entrance will be an entrance only(one-way arrow in),with the exit being proposed at Seabrook Road (one-way arrow out). The proposed exit is appoximately 16'in width, therefore;28'for the one-way in entrance off Tequesta Drive is not appropriate or justifiable. Staff recommends reducing the entrance width to an appropriate width for a one-way in entrance. ' 2. No Comments. 3. There is room at this location to provide more than the two trees indicated on the plan. The code requirement would dictate that at a minimum,three more trees go in for a total of five along the front property line at Tequesta ' Drive. Staff recommends adding three additional trees to the proposed plan for a total of five trees. 4. There is no valid reason for not installing the required hedge at this location. Staff recommends that the required 24"high hedge be added to the plan. 5. No Comments 6. No Comments • MAGYAR PROPERTY 390 TEQUESTA DRIVE WAIVER JUSTIFICATION The Magyar property is requesting consideration of six waivers concerning Ordinance 377, Section X(H) Landscape General Requirements, of the Tequesta Zoning Ordinance. The waiver requests are as follows: 1. A 24'maximum drive width is required entering a site from a public right of way. A 28'dive is provided. 2. A 10' landscape buffer is required when the vehicular use area abuts a-public/private right of way. A 3.2'to 11' landscape buffer is provided along the north property line. 3. One canopy tree is required every 30'where the vehicular use area abuts the northern property tree. Six trees are required,two are provided. 4. A 24" high hedge at time of planting is required to screen out parking area. None is provided. 5. One canopy tree is required every 30'on center where the vehicular use area abuts the south property line. None are provided. Neighboring properties to the south are heavily vegetated and screened. 6. A 4' landscape strip is required along the front of the existing building. Planters, 3'x3', are provided that are planted with Podocarpus shrubs. Please refer to the attached landscape plan for locations of waivers.
