NOTICE OF ZONING VARIANCE PUBLIC HEARING THURSDAY, NOVEMBER 13, 1997 7:00 P.M. • • Public Notice is hereby given that the Village Council of the Village of Tequesta will hold a Public Hearing during the Village Council meeting Thursday;November 13, 1997, beginning at 7:00 P.M., in the Village Hall,357 Tequesta Drive,Tequesta,Florida,to consider: An application from K-Mart Corporation, Sign Craft as agent, owner of the property located at 500 U.S. One North, Property Control No. 60-43-40-30-00-001-0190, requesting a variance to the terms of the Official Comprehensive Zoning Ordinance of the Village of Tequesta,Ordinance No. 355, as amended, Section XII. The codes are not made flexible enough to deal with today's large shopping' center complexes with their extreme setbacks. This Kmart storefront is approximately 550' from US Hwy 1. In addition, together with outparcels and the heavy landscaping, this further obstructs vision of the Kmart storefront. 2. None of the conditions that exist are as a result of the actions of the applicant. • 3 & 4. The codes do not address or allow for circumstances which affect properties, such as the overall building size. The current code of 60 eq. ft. does not allow Kmart to properly identify the store as "Big Kmart". The storefront of Kmart is 360' long. We are requesting a • total sign area of 132 sq. ft. which represents less than • 21 of the total front elevation of the store. 5. The variance requested would allow Kmart to change to their new logo •Big Kmart" which is now standard throughout the country. • • 6. (e) In commercial districts C-1, C-2, and C-3,corner struc- tures of buildings with direct exposures to two (2) or more public streets or to a shopping center and a street shall be allowed a sign on each side of said building • exposed to a street or shopping center. The following technical requirements shall apply as set forth in this subsection: (1) Signs in residential districts zoned R-1A, R-1,R-2, and R-3 shall follow the provisions of subsection J(2) above. Shopping centers within the C-1 neighborhood com- mercial district shall be allowed one(1)free-standing sign, not,to exceed sixty (60) square feet in area, nor. exceed sixteen (16) feet in height from fin- ished grade and have a minimum setback of ten (10)feet in.accordance with subsection (I) of this section. Landscaping and irrigation at the base of any such signage may be required by the commu- nity appearance*board and/or the village council whenever the same is considered desirable by ei- ther body. 2.
