Box 3273 Tequesta, FL 33469-3273 Re: Tequesta Oaks Proposed Plan Revisions Project No. 95-1105 Dear Scott: On behalf of the developers of the Tequesta Oaks project, we are forwarding to the Village of Tequesta revised Site and Landscape Plans reflecting a proposed minor amendment to the plans which were approved by the Village Council on August 8, 1996. The purpose of this revision is to create additional landscape area along and adjacent to the main street and parallel parking areas. To facilitate this change, the applicant has entered into an agreement with the owners and contract purchasers of the Tequesta Fashion Mall to allow for a redistribution and the straightening of the eastern property boundary. With the modification of the eastern boundary, the proposed Revised Site Development Plan eliminates one building (or two units) reducing the total number of dwelling units in the project to 158 units. The elimination of this building enabled the shifting of the main street, as well as the remaining buildings to the east, resulting in an additional green space being provided adjacent to the main road. The Landscape Development Plans have been modified to be consistent with this site change. There has been no change in the design intent of either the.Landscape or the Site Development Plan. We believe the Site Development Plan remains substantially consistent with its original intent which has been approved by the Village Council. As requested, please find enclosed a check in the amount of$625.00 which represents the applicable fees associated with the Village's additional review of this project. Please advise me of any additional information that may be required by your office in order to process this change. Village of Tequesta Department of Community Development 357 Tequesta Drive Tequesta, Florida 33469-0273 Re: Tequesta Oaks Sign Change Dear Mr. Ladd: As a result of the landscaping revisions approved last Wednesday by the Community Appearance Board(CAB), the Tequesta Oaks Development Company has decided to significantly reduce the size of the entrance signs to the Tequesta Oaks residential development. At the July 17, 1996 CAB meeting, the Board approved two main entrance signs mounted between six foot columns as reflected on Attachment 1. The total size of the sign and columns measured six feet in height by five feet, 11 inches in width. One sign was planned to be located on either side of Tequesta Oaks Drive. With the most recent plan to add five Live Oak Trees at this entrance location, the use of a larger sign is impractical. Instead, I would request that we be permitted to simply erect a 13 inch by 18 inch sign plate on the column at the end of each wall separating the residential development with the McCarthy's and bank parking lot. This proposed sign is reflected on Attachment 2. Please let me know if this approval can be granted by the Village Council at Site Plan Review on November 14, 1996. INC. 10249C, j PROPOSED REVISIONS TO THE TEQUESTA OAKS LANDSCAPE PLAN 1. Replace the,Oak Trees along the parking lot wall with 10' clear trunk (C.T.) Sabal Palms located 10' on center. 2. Along the existing building, immediately east of the Fidelity Federal Bank, add Sabal Palms to complement the Cocoplum hedge planned as a buffer to the parking lot. NOTE: Between items #1 and #2 above, a total of 48 Sabal Palms will replace 12 Live Oak trees. 3. Replace the five Coconut Palms located at the entrance to Tequesta Oaks with five Live Oak trees. Additionally, a 5' Podocarpus hedge to reinforce the arrival statement has been added. The groundcover has been simplified and will be Indian Hawthorne or annuals. 4. Replace the three Washingtonian Palms located in the parking lot (one group behind the McCarthy's Restaurant and one group behind the bank) with a Live Oak tree. 5. Replace the six Washingtonian Palms located in the parking lot (behind the McCarthy's Restaurant) with two Live Oak trees. 6. Replace the three Washingtonian Palms located behind the McCarthy's Restaurant (northwest corner) with a Ilex Cassine tree. These Palms would be obscured as presently planned by the utility area but can be made more visible if replaced with another type tree. 7. Due to the large canopy of the large Live Oak trees along the entrance to the project (28' to 30'), it is recommended that the three Washingtonian Palms be eliminated. 8. A Live Oak tree will be planted immediately in front of the restaurant in lieu of the three Washingtonian Palms. The planting bed has been modified slightly in keeping with this change. 9. Continue the Orange Jasmine hedge planned in front of the Fidelity Federal Bank on the east side of the entrance to the west side of the entrance in front of the restaurant. The hedge will be planted in such a fashion that it will not obstruct the proposed McCarthy's restaurant sign located on Tequesta Drive. The Orange Jasmine hedge on the east side, parallel to the entrance road, will also be extended to the north and to the south. Teacab_' • 10. Add Hibiscus trees between the bay windows located on the east, north and south sides of the restaurant to complement the Live Oaks. An Orange Jasmine hedge will also be planted around the bay windows. 11. Per the CAB's direction (recommendation #4), an alternative cold hardy plant (Ilex shillings) will be placed along the east side of the restaurant. 12. Sabal Palms are being added as an option in all areas where Coconut Palms have been specified. While a final decision has not been made, the Sabal Palm is more in keeping with the Oak Trees and the native plant pallet proposed. 13.
