Tom,attached are eighteen(18)sets of packets for the above subject project for review by the Village
Council. As you are aware,this application is for a modification to a previously approved site plan review
for a multi-unit residential development. The proposed changes to this project are as follows:
1. Modification of the Street Lighting layout according to submitted plans by the firm of Cotleur
Hearing;
2. Modification of the Master Development Plan to allow for the use of decorative concrete pavers for
private residential driveways and the pedestrian walkway adjacent to the entry portico in front of each
townhome;and
3. Reduction in the width of the pedestrian walkway adjacent to the entry portico in the front of each
townhome from 4'to 3'.
Please place this request for modified site plan review on the agenda of the July 24, 1997 Village Council
meeting. Staff recommends approval.

RE: Tequesta Oaks Lighting
Dear Mr. Ladd:
Mr. DiVosta has requested that we seek the Village's approval to modify the proposed
street lighting as designated on the approved Master Site Plan. First, on the main street,
(Tequesta Oaks Drive) we propose to add one additional street light at each intersection.
The current site plan depicts a street light on one side of Tequesta Oaks Drive at each
intersection. We would,propose to add one additional street light on the opposite side.
Additionally, we propose an alternative to the street lighting on each of the east/west
residential streets. The site plan currently reflects one street light located mid-block of
each of the residential streets. As an alternative, an exterior lighting fixture will be
provided above the garage of each of the townhomes and on the corner of each
townhome within the covered entrance area. These lights will be controlled by a photo
cell to allow the lights to illuminate after dark. These lights will not be individually
switched where they can be controlled by the homeowner. This alternative lighting
program will provide significantly greater illumination than proposed by the single pole
light. The lighting on the east and west perimeter streets will remain unchanged.
Please find enclosed a copy of the revised Master Site Plan reflecting the above-
referenced modifications. We have also enclosed a copy of the townhome electrical plan
reflecting the proposed fixture location and its control by a photo cell. A cut sheet of the
proposed light fixture is also enclosed for your review.

On behalf of Tequesta Oaks Development Company, Cotleur Hearing is pleased to
submit an application for Community Appearance Board approval and for Minor Site Plan
Amendment to the Tequesta Oaks Master Development Plan. The developer requests
approval from the Village of Tequesta for the following modifications to the approved
Master Development Plan.
1. Modification of the Street Lighting layout in accordance with Cotleur
Hearing's correspondence dated June 17, 1997.
2. Modification of the Master Development Plan to allow for the use of
decorative concrete pavers for private residential driveways and the
pedestrian walkway adjacent to the entry portico in front of each
townhome.
3. Reduction in the width of the pedestrian walkway adjacent to the entry
portico in the front of each townhome from 4' to 3'.
Please find enclosed 22 copies of the Revised Master Plan reflecting the above
requested modifications, together with the completed application forms and applicable
fees. The proposed modifications are enhancements to the Tequesta Oaks community
and are consistent with the intent of the Village of Tequesta's approval of the Tequesta
