Community Appearance Board Project Recommendation
PROJECT: Bridge Road Shops
120 - 134 Bridge Road, Tequesta
George G. Gentile and Associates, Landscape Architects
Tom, attached are 18 packets and plans for the above subject project which was
reviewed by the Community Appearance Board on June 11, 1997.
The Board reviewed the landscape plans and the eight requested waivers and
expressed the following concerns with the application:
O The Board was advised that the driveway on this property provided the only
access to the new Village public works/water department facility, and that the
plan had been reconfigured in accordance with an agreement with the
Tequesta Water Dept.
O The Board was advised that the percentage of native plants would be 86%
upon completion and that some of the existing trees would be relocated on the
property.
O The Board discussed the requirement for a hedge in the landscape buffer
along the rear property line and felt that a double hedge was unnecessary.
The Board suggested that more plants and trees be placed in the front
planting islands, with understory material in the islands instead of grass.
Motion to approve the proposed landscaping and waivers with the following comments:
1. The Cocoplum hedge in the back shall be eliminated because of the existing
hedge provided by the Public Works Facility. In lieu of the hedge, shrubs
shall be added into the parking islands in front.
2. Break up the wax myrtle hedge in front with sections of Cocoplum hedge.
3. Add a planting bed at the front eastern corner.

Bridge Road Shops, 120- 134 Bridge Road,Tequesta
This letter is to confirm the action of the Village of Tequesta Community Appearance Board at their June
11, 1997 meeting,approving your plan for the above referenced project with the following modifications:
1. The cocoplum hedge on the south side of the property shall be eliminated because there is an
existing hedge provided by the Public Works facility adjacent to that location. In lieu of the
hedge,shrubs shall be added into the parking islands on the north side of the site;
2. The wax myrtle hedge along the north side of the site shall be planted alternately with
sections of cocoplum hedge;and
3. A planting bed shall be added to the northeast corner of the site.
As you are aware,this project must be reviewed by the Village Council for approval of the requested
landscape waivers and upon receipt of eleven(11)revised copies of the plan(ten[10]full-size and one[1]
eleven-inch by seventeen-inch[11"x 171 reduction). The revised plan will be placed on the agenda of
the next available Council meeting. You and/or your representative will need to be in attendance at this
meeting to present your application to the Council.

Notion was made by Vice Chair Strahan to accept the minutes
for the meeting of March 26, 1997 as presented. Boas ember

V. NEW BUSINESS
111111140 1. An application from George G. Gentile & Associates, as
agent, for review of landscape plans for Ordinance #377
compliance for Bridge Road Shops, 120-134 Bridge Road.
Mr. George Gentile explained that the driveway on this
property provided the only access to the Village' s public
works facility, and the plan had been reconfigured in
accordance with an agreement with the Tequesta Water
Department. Parking had been moved toward the building
on this property so as to provide a 25-foot wide drive
aisle for large trucks accessing the public works
facility.
Mr. Gentile reviewed the following waivers requested by
the applicant:

Mr. Gentile explained that there were 68% existing native
plants and after completion of this proposed plan the

percentage would be 86%. Mr. Gentile pointed out on the
plan the oak tree which would be relocated to the parking
island, and where other trees would be relocated.
Boardmember Parker requested a plant bed in the corner.
During discussion, Boardmember Parker agreed that a
double hedge was unnecessary along the property line, and
suggested that more plants and trees be placed in the
front planting islands, with understory material in the
islands instead of grass. Vice Chair Strahan suggested
that trees along the property line under the power lines
be trimmed to allow them to thicken. Boardmember Dalack
suggested hedge material be placed around trees rather
than in a straight line, to which Mr. Gentile responded
that cocoplum could be intermixed with the wax myrtle
hedge. Mr. Gentile verified that plantings at the side
of the building would be irrigated.
Boardmember Parker made a motion to accept the landscape
plans and waiver requests for the Bridge Road Shoppes
with the following comments:
1. The cocoplum hedge in the back shall be eliminated
because of the existing hedge provided by the
Public Works Facility. In lieu of the hedge,
shrubs shall be added into the parking islands in
front.
2. Break up the wax myrtle hedge in front with
sections of cocoplum hedge.
3. Add a planting bed at the front eastern corner.
During discussion of the motion, Mr. Gentile verified
that the cocoplum hedge would be curved around the trees.
The motion was seconded by Boardmember Dalack. The vote

Subject: Bridge Road Shops, Ordinance 377 Landscaping
Approval
Just recently, I learned that on June 11, 1997, the
Community Appearance Board approved the landscaping and
landscape waivers for this project .
As you know, the Village of Tequesta has been working with
the owners of this property for over a year, attempting to .
obtain an ingress and egress easement along the western
property line. Reviewing your memorandum of August 26,
1997 to Thomas G. Bradford, it is stated therein the Board
was advised that the driveway on this property, not only
provided access to the new Village Public - Works facility,
but that the Plan had been reconfigured in accordance to
an agreement with the Village of Tequesta Water
Department. It must be pointed out, that the referenced
agreement has not been executed between the Village and
Bridge Road Shops. •
I respectfully request that any Village Council approval
of this landscape plan, contain a condition whereby final
approval is contingent upon an executed agreement between
the Village and Bridge Shops for the requested easement
and associated improvements by the Village.
Should you have any questions regarding this request,
please advise me accordingly.

AMENDMENT TO EASEMENT DEED
THIS AMENDMENT TO EASEMENT DEED, made this day of
1995, between HANDELSGESELLSCHAFT SCHARFE MBH&CO.,its
successors and assigns, herein called the "Grantor", and the VILLAGE OF TEQUESTA,
a duly incorporated Florida municipal corporation, P.O. Box 3273, Tequesta, Florida, its
successors and assigns, herein called the "Grantee".
WHEREAS, on September 20, 1978, OTTO DIVOSTA and RUDY
STEINHAUSER, JR. granted to the VILLAGE OF TEQUESTA an easement for utility
and ingress/egress purposes,recorded in Official.Record Book 2931,Page 1785,the Official
Records of the Clerk of the Circuit Court of Palm Beach County, across real property lying
in Section 30, Township 40 South, Range 43 East, Palm Beach County, Florida.
WHEREAS, in consideration of the sum of TEN DOLLARS ($10.00) and the
covenants described herein,Grantor and Grantee hereby agree and mutually consent to the
amendment to the easement deed, according to the terms herein.
WHEREAS, Grantor is seized in fee simple and in possession of lands lying in /
Section 30, Township 40 South, Range 43 East, Palm Beach County, Florida, by virtue of ,
a Warranty Deed to Grantor, recorded in Official Record Book 5032, Page 1615, th c/
Official Records of the Clerk of the Circuit Court of Palm Beach County, dated
October 7, 1986.

to the easement deed which granted a perpetual easement over, across,under and through

Said easement will retain its original dimensions, more particularly described as follows:
The West 30' of the North 140' of the following described
parcel of land: A parcel of land in Section 30, Township 40
South, Range 43 East, Palm Beach County, Florida, more
particularly described as follows:
For a point beginning commence at a point in the South line of
Section 30,Township 40 South, Range 43 East, at a distance of
215.21' West of the Southeast corner of the Southwest Quarter
of the said Section; thence Northerly at right angles to said

Grantor covenants that the above-described properly is not homestead property.

construction, operation and maintenance of water transmission facilities, including valves
and appurtenances; provided,however, that no facility shall be installed above the finished
grade. It shall be lawful for Grantee to have access to construct, operate, maintain and

cause any damage to the surface of said easement to be restored to the condition it existed
prior to any such construction, repair or maintenance.
2. Over the entire thirty (30) foot width of said easement, for the purpose of
ingress and egress for vehicular traffic, to the area generally known as Well Field No. 1.
Grantor shall not place any obstructions on the property so as to prevent Grantee's rights
of ingress and egress as so provided herein. Grantor shall not park, cause to be parked or
allow to be parked any vehicles on the entire 30' width of said easement. The easement for
ingress and egress granted herein shall not be exclusive.
