Tom, attached are eighteen (18) packets for the above referenced Public Hearing and site plan
review. The full size site plans, elevations and landscape plans, including landscape waivers,
have not yet been delivered by the design people and will be forwarded prior to the meeting.
Please place these items on the agenda of the July 25, 1996, Village Council meeting. Staff
recommends approval.
Special Exception:
An examination of the special exception criteria by staff indicates the following:
O The proposed use is a valid use for consideration by the Village Council.
o The proposed use is designed, located and proposed to be operated so that the
public health, safety and welfare will be protected.
O There should be no adverse affect on the value of surrounding properties.
o The use is compatible with adjacent development and the character of the zoning
district where it is to be located (C-2 Community Commercial District).
•
o Landscaping and screening has been provided for the project as shown on the
landscape plans.
o Off-street parking and loading is provided in excess of the code requirement, and
ingress and egress is provided and causes minimal interference with existing traffic
patterns.
o The use conforms with all applicable regulations of the C-2 Community Commercial
District.
Additionally, attached for Village Council consideration are the applicable factors as set forth in
Section (J), Subsection (3), items (a) through (I).

(a) Purpose of district:
1. It is the purpose and intent of this district to
provide lands within the village as depicted on
the official zoning map for the development of
commercial activities with a location convenient
to U.S. Highway One automotive traffic.This dis-
trict will serve the community at large and pro-
vide a mixture of convenience goods and services
that offers a greater variety of uses than permit-
ted at neighborhood level.
(b) Permitted uses:
1. Retail sales and services.
2. Business services.
3. Professional services.
4. Personal services.
5. Restaurants.
6. Bakery.
7. Dry cleaning, and laundry establishments.
(c) Accessory uses:
1. Any accessory use customarily incidental to a per-

Public Notice is hereby given that the Village Council of the Village of Tequesta, Florida, will
hold a Public Hearing during the Village Council meeting Thursday, July 25, 1996, beginning at
7:00 P.M., in the Village Hall Council Chambers, 357 Tequesta Drive, Tequesta, Florida, to
consider an application for Special Exception Use (Water/Public Works Garage Facility) within
the C-2, Community Commercial District of the Village of Tequesta.
At such time and place, the Village Council will hear all evidence in support of or in opposition
to this application. PLEASE TAKE NOTICE AND BE ADVISED, "If any person decides to
appeal any decision made by the Village Council with respect to any matter considered at this
public hearing, he/she will need a record of the proceedings, and that, for such purpose, he/she
may need to insure that a verbatim record of the proceedings is made, which record includes the
