Ladd, Building Official Date: 05/02/1996 Subject: Council Notice ofprivate citizen request for zoning changes. William E. Burckart, Agent Tom, attached are eighteen(18) sets of packets for the above referenced subject. Bill Burckart is agent for Tom Steen and Robert Walsh, owners of the vacant Tequesta Motor Cars property at 746 U.S. One North. The property owners are asking the Village to consider a C-2 district zoning change that would allow for pre-owned car sales and service to be an allowed special exception use and as a stand-alone use without the current requirement that this use can only be allowed in conjunction with and accessory to new car sales and service. Bill is also acting as Agent with regard to the vacant property located at the S.W. corner of Village Blvd. and U.S. One. A proposal for a fast-food restaurant at this site has been initiated but currently the mixed-use (MU) district, wherein the property is located, does not allow fast-food restaurant. Therefore, Mr. Burckart is requesting consideration for a zoning change to the M-U district to allow fast-food restaurants. These proposed zoning changes will be coming before you at your June Council meeting at a public hearing that will be quasi-judicial. Therefore, it would be inappropriate for the Village Council to make any pre-determination on the requested zoning changes at this time.
