Conceptual Presentation From Gallery Square North For A 1,700 Square Foot Addition To The
Existing Shopping Plaza
SUMMARY: A
The Gallery Square North Plaza was originally constructed in 1976 and has a mix of commercial
uses. The applicant would like to enclose an open portion of the plaza that was previously utilized as
a bank drive-through. This space is currently used for outdoor seating for Wine Proxy, which is
immediately adjacent to the space. Per the applicant's narrative, the owner would like to "repurpose
the south unit into a functional retail space while maintaining consistency with the existing character
of the commercial plaza." The property is zoned C-1, which allows retail sales and services, personal
services, restaurants, professional offices, businesses services, and art galleries.
The applicant stated in the narrative that a shared parking study is being prepared for the site.
Section 78-707 (d) allows for shared parking within a site when two or more uses do not have the
same peak parking demand. A good example of this within the shopping center is Atlantic Cabinetry
closes at 4:30pm every day and Salty Zebra opens at 4pm. The Plaza has several uses with peak
demand in the daytime and then others like Salty Zebra, Gallery Grille, Wine Proxy, and Locals Pub
that have higher demand in the evenings. If the applicant moves forward with a site plan modification
application, staff will review the shared parking study to ensure that it meets industry standards and
that there is sufficient parking to allow the proposed 1,700 square foot expansion.

Dear Village Council Members,
On behalf of La Via Di Dio LLC, the principal owner of the Gallery Square North
shopping plaza, we are pleased to submit this Conceptual Presentation for your
review and feedback. Gallery Square North is located at the northeast corner of
Tequesta Drive and Seabrook Drive and consists of nine fee-simple commercial
properties, eight of which are owned by La Via Di Dio LLC. Originally constructed
in 1976, the shopping plaza has been a vital part of the community's
commercial landscape.
The subject property, a suite within the plaza, was initially designed for a bank
use with a drive-through canopy. Over time, the use has evolved, and the
space is now occupied by a cafe" serving food and beverages. However, the
drive-through canopy is no longer functional.
Proposed Improvements
The applicant seeks to optimize the existing space by enclosing a portion of the
south unit, specifically the area under the old bank canopy, to enhance its
functionality for retail use. In conjunction with this renovation, the ownership
seeks to improve the landscape surrounding the affected area, creating a more
visually appealing and cohesive environment along Tequesta Drive. We are also
exploring the possibility of adding golf cart parking to the rear of the building,
responding to the evolving transportation preferences of the community.
Parking Considerations
To address parking requirements, a shared parking study is being prepared, and
a traffic engineer has been engaged to analyze the proposed modifications.
The updated parking calculations, including any differences resulting from the
improvements, will be provided as part of our application.
Proposed Use and Request
The intent is to repurpose the south unit into a functional retail space while

maintaining consistency with the existing character of the commercial plaza. In
order to do this, the owner must apply to modify the site plan through the
Village's review process and must ultimately seek your approval. The applicant is
committed to working collaboratively with the Village to ensure that the
proposed improvements align with the community's vision and standards of the
Land Development Code.
Summary
In summary, this Conceptual Review presents an opportunity to enhance a
longstanding commercial center in Tequesta by optimizing underutilized space,
improving landscaping, and modernizing parking facilities. Enclosed with this
letter are a conceptual site plan detailing the proposed modifications, along
with aerial and ground-level photos of the site for your consideration.
