VILLAGE OF TEQUESTA COMMUNITY APPEARANCE BOARD
NOVEMBER 4, 1981
A meeting of the Village of Tequesta Community Appearance Board
was held at 9:00 A.M. , Wednesday, November 4, 1981 in the Village Hall,
357 Tequesta Drive, Tequesta, Florida.
Board members present were: Cleveland,Chairman, Hartman, Nagle
and Sundermann. Also present were Harp, Clerk of the Board and Scott D. Ladd,
Building Official.
Cleveland read the notice of the meeting, noting that there were
two (2) items to be considered: (1) Plans for a t:•:o-story office building
on the southeast corner of Tequesta Drive and Fiesta Avenue, Lot 22, Block 2,
Jupiter in the Pines, Section "C", 312 Tequesta Drive and (2) Plans for
10,877 square foot addition to Pantry Pride Store, 125 U.S. Highway No. 1,
North, and stated they would be considered in this order.
Douglas R. Girvin and Paul C. Compare were in attendance to
discuss the plans for their office building. The plans for the building were
reviewed by the Board members. Nagle asked how many tenants there would be
and Girvin advised approximately five (5) . Girvin said there would be in
excess of 5000 square feet of office space and ultimately it would be condo-
minium type offices. Nagle asked the type of tenants that the building would
house. Girvin advised that he and Compare would have their offices in the
buiding, law offices and contractor's office. He further advised that it
would not be for doctors or dentists, but for low traffic type businesses.
Girvin advised that the Village Council had rezoned the property from R-1
to C-1 and the owners had stipulated the kind of usages for the offices.
The Board was presented a copy of the November 2, 1981 letter
from Girvin advising of the various designs and materials which they intend
to use for the building. (copy attached to minutes)
Cleveland asked if they would use cedar shakes or heavy textured
asphalt shingles and Compare advised it would depend upon overall costs for
the building. Cleveland said the shakes would be compatible with the cedar
siding and hoped they could use this combination. Cleveland asked the color
of the window frames and was advised they would be bronze.
Hartman suggested green as a color for the outside wood to give the
building more "oomph". Cleveland said a gray stain on side walls would
eventually match the faded shakes.
Girvin said they had decided on earth tones with a light creamy
yellow stucco.

The landscape plan as shown was acceptable to the Board members.
Girvin said they wanted the building to eventually look as nice as the
Daversa & Martyn building on Seabrook Road and Tequesta Drive.
Nagle moved, seconded by Sundermann that the plans be approved as
submitted. The vote on the motion was: -

and the motion passed. The Board members signed their approval on the plans
consisting of three (3) sheets entitled "Compare-Girvin, 312 Tequesta Drive,
Jupiter in the Pines, Palm Beach County.
The next matter for consideration was the plans for a 10,877
square foot addition to Pantry Pride Store, 125 U.S. Highway No. 1, North.
Fred Beckman, Regional Facilities Manager, Miami Region, Pantry
Pride Supermarkets, was in attendance to discuss the plans with the Board.
Beckman said the present store had been in operation for about seventeen (17)
years. The proposed improvements would expand various departments and include
a bakery. The plans also include landscaping for the parking lot and other
areas. Black Olive trees will be planted in the parking area and be irrigated
by a system. Beckman also spoke of possible future further development of the
property. Cleveland noted there will be silver oak trees and an ixora hedge
along the highway frontage. Beckman showed an artists rendition of the
structure after the addition and noted the sign would be slightly reduced in
size'.
Nagle asked about the time frame for construction and was advised
312 to 4 months after permit is obtained for extension construction. The
entire interior of old structure is also to be renovated.
Sundermann moved, seconded by Nagle that the plans for the Pantry
Pride addition be approved as submitted. The vote on the motion was:

and the motion therefore passed. The Board members then signed the plans
for the improvement - Food Fair Design Development Dept., Job No. 279,
Dwg No. SP4, ES-1, ES-2 and F-1.

Nagle asked about a new hedge for the west line of the Village
Hall property and Harp advised it would be installed along with landscaping
for the new building. This will probably be a chalcas hedge. The condition
of the Ceorgetowne Place landscaping was also discussed and Ladd said his
department tries to keep on top of the continuing proper maintenance but once
such a complex is sold, the developer has no further .interest in it. The
Board commented on the very nice improvements to the Post Office building on
Bridge Road.
The meeting was adjourned at 9:45 A.M.

Gentlemen:
Described below is a list of various designs and materials
which Mr. Compare and I intend to incorporate into the
proposed improvement:
1. Type of construction to be CBS.
2. Roof - Cedar shakes or heavy textured asphalt
shingles.
3 . Exterior walls to be textured pre-mix marbletite,
light cream #759 or gray cement textured stucco
painted light tan color.
4 . Facia to be 2 x 8 rough sawn cedar stained darker
tan to be compatible with stucco color.
5 . Soffit to be 3/8 rough sawn pine plywood with screen
vents stained same as facia.
6 . All exterior siding to be either 1 x 8 tongue in groove
V joint rough sawn cedar, 1 x 6 tongue in groove V
joint rough sawn cedar or 1 x 8 lap siding rough sawn
cedar to be stained in a monochromatic stain to be
compatible with soffit, facia and stucco colors .
7 . All walks and breezeways to be finished concrete.
8. All parking and accesses to be asphalt.
9 . All landscaping as indicated on site plan and sod to
be floritan with irrigation system through.
10. Sign - Name of Building and street address , plus
interior directory.
