Conceptual Overview
•'• Redevelopment of an existing/vacant 4,473 SF. bldg. with 3 existing drive-thru
lanes, on a 1 .04 ac. property located at 171 Tequesta Drive (PNC Bank site).
•'• Property is currently zoned MU; Mixed-Use District ;
•'• Redevelopment proposal consists of a collector wine storage facility, a
membership wine club including a lounge with full bar, tasting room, limited food
service and retail sales.
•'• Request: A Variance of 750 +/- Feet from the required 1 ,000 Ft. distance, door
to door, from a school. The site is approximately 253' from the front door of the
proposed Wind Vault to the front door of the Harvey Academy.

4n December 18, 2025, my husband Jim Harvey and I met with Drew Feinberg and Martha Andres to discuss the
proposed Member"s Club and Wine Storage facility to be located at 171 Tequesta Drive. Drew is requesting a variance to
the 1,000-foot separation between our school and his proposed facility which serves alcohol.
Auer a lengthy discussion and follow-up emails summarizing our meeting,my husband and I have no objection to the
Village reviewing and approving the variance.

Conclusion
❖ Redevelopment of an existing vacant Bank building with drive-thru.
❖ Will adhere to ALL development regulations of the Mixed-Use zoning district;
❖ The redevelopment of this existing site will have a minimum impact to the area
as it will be more of a membership use.
❖ The existing building will be renovated and the drive-thru will removed with a
minor expansion of the building.
❖ Will place an active, vibrant use in a vacant existing structure on this major
roadway going through the center of the Village.
