HomeMy WebLinkAboutOrders_Site Plan_2/12/2026_SEU 008-25_Tequesta Country Club ORDER OF THE VILLAGE COUNCIL VILLAGE OF TEQUESTA SITE PLAN MODIFICATION CASE NO.: SPM 08-25 IN RE: Tequesta Country Club, Owner Cotleur& Hearing/Zach Ciciera, Applicant PROPERTY LOCATION: 201 Country Club Drive, Tequesta, FL 33469 LEGAL DESCRIPTION: LT 176 (LESS TR IN OR1590P546)LT 177, 178 (LESS IRREG SHAPED PAR IN NLY & NWLY PT), 179, 191, 192, 483, 484, 485 & PARCEL E K/A TEQUESTA COUNTRY CLUB GOLF COURSE PARCEL CONTROL NUMBERS: 60-42-40-26-01-000-1760 ORDER APPROVING APPLICATION This cause came on to be heard upon the above application and the Tequesta Village Council having considered the evidence presented by the applicant and other interested persons at a hearing called and properly noticed, and the Tequesta Village Council, being otherwise duly advised, THEREUPON, THE TEQUESTA VILLAGE COUNCIL FINDS AS FOLLOWS: I. The subject property is located in the Recreation Open Space R/OP Zoning District in the Village of Tequesta. 2. The applicant has submitted all documents required by the Village's Code of Ordinances. 3. The application and all supporting documentation and presentation materials as reviewed by the Village Council at its February 12,2026 meeting,and as kept on file by the Village, are made a part hereof and are hereby incorporated by reference. 4. According to Section 78-331, site plan approval is required prior to issuance of a building permit since the project is not located in the R-1 or R-lA zoning districts. 5. The applicant has applied for a site plan modification to demolish and reconstruct the main clubhouse,add a new on-site cart barn,infill an existing retention lake,reconfigure on-site parking, provide golf cart parking and bicycle racks, and make landscaping Page 1 updates as more fully described in the staff report and application materials attached hereto as Exhibit A. 6. Under the provisions of the Village Code of Ordinances, the Village Council has the right, power and authority to act upon the request herein made. IT IS THEREUPON CONSIDERED, ORDERED AND ADJUDGED BY THE VILLAGE COUNCIL OF THE VILLAGE OF TEQUESTA, FLORIDA, AS FOLLOWS: The application for Site Plan Modification, Case No. SPM 08-25 with reference to the above described property within the Village of Tequesta, Palm Beach County, Florida, to demolish and reconstruct the main clubhouse,add a new on-site cart barn,infill an existing retention lake,reconfigure on-site parking, provide golf cart parking and bicycle racks, and make landscaping updates, in accordance with the supporting documentation and presentation materials as reviewed by the Village Council at its February 12,2026 meeting is hereby APPROVED since the Village Council finds that the applicant has met the standards set forth in Section 78-331 of the Tequesta Zoning Code for site plan modification subject to the following conditions: 1. Prior to the issuance of building permits,civil plans shall be provided that indicate the existing and proposed impervious/pervious areas. Drainage calculations shall be submitted and approved that demonstrate the project meets the Village's stormwater treatment requirements. 2. Prior to the issuance of building permits,a Maintenance of Traffic(MOT)Plan shall be submitted and approved by the Village. 3. Prior to the issuance of building permits,a Construction Staging Plan shall be submitted and approved by the Village. 4. Prior to Utilities permit,the applicant must: -Provide confirmation of water and wastewater capacity, and -Coordinate with Loxahatchee River District and submit proof of coordination. 5. An 8'clusia hedge shall be installed and maintained by the Country Club as a landscape buffer on the north perimeter of the east parking lot. No trailers shall be permitted in the portion of the property that is in the RI-A zoning district. 6. Prior to issuance of a Certificate of Completion or equivalent,Village staff shall approve parking lot lighting fixture plans. 7. The Applicant shall use current construction plan presented at public hearing on Page 2 February 12, 2026. 8. Future use of church parking lot shall be coordinated with Village Staff. Village Staff may also approve golf cart parking on east parking lot. * The term applicant(s)as used herein shall include all successors and assigns. * The applicant's site plan modification approval shall expire in twelve (12) months unless a building permit has been obtained in accordance with Sec. 78-334(h). If the building permit expires or is voided, this site plan modification approval also expires or becomes void. DONE AND ORDERED THIS 12" DAY OF FEBRUARY, 2026.
