CONSISTENT WITH Tf1E C-1 NEIGHBORHOOD COf~MERCIAL DISTRICT WHEREAS, a petition has been filed with the Village of Tequesta, Florida, to rezone certain property described herein from R-1, Single Family (Dwelling District; and WHEREAS, the zoning change set forth herein would also require an lamendment to the Comprehensive Plan of the Village; and UIHEREAS, the Village Council, pursuant to Chapter 166.041 of the Florida Statutes and pursuant to Chapter 163.3187 of the Florida Statutes, has considered the proposed amendment to the Zoning Ordinance and to the Land Use Plan of the Comprehensive Plan after duly advertising same and holding public hearings pursuant to law; and WHEREAS, the Village Council deems it to be in the best interest of the general ~velfare of the citizens of the Village of Tequesta to adopt said amendments to the Zoning Ordinance and to the Comprehensive Plan of the Village of Tequesta; NOW, THEREFORE, BE IT ORDAINED BY THE VILLAGE COUNCIL OF THE VILLAGE OF TEQUESTA, FLORIDA, AS FOLLOWS: Section 1. The Official Zoning Ordinance and Zoning Map of the Village of Teauesta, Florida, is hereby amended to provide that the following described property is hereby rezoned from R-l, Single Family Dwelling District to C-l, Neighborhood Commercial District: The Easterly 25 feet of Lots 7 and 10, and Lots 8 and 9, Block 20, Jupiter in the Pines, Section B, according to the plat thereof recorded in the Plat book 26, Page 18, Public Records of Palrn Beach County, Florida. Section 2. The Comprehensive Plan of the Village of Tequesta, Florida is hereby amended by amending the Land Use Element to provide that the following described property: The Easterly 25 feet of Lots 7 and 10, 61ock 20, Jupiter in the Pines, Section B, according to the plat thereof recorded in the Plat Book 26, Page 18, Public Records of Palm Beach County, Florida. be changed from land use of R-1, Single Family Dwelling District Institutional, to C-l, Neighborhood Commercial District, Commercial Land Use. Section 3. This amendment shall have the same legal status as the original 7_oning Ordinance of the Village and the original Comprehensive Plan. Section 4. Permission to codify this ordinance is hereby granted. Section 5. This Ordinance shall take effect immediately upon its adoption and approval. THE FOREGOING ORDINANCE was offered by Councilmember Thomas J. Little who moved its adoption. The Ordinance was seconded by Councilmember Lee P~.
