AN ORDINANCE OF THE VILLAGE OF TEQUESTA,
FLORIDA PROVIDING FOR A ZONING CLASSIFICATION
FOR VARIOUS PAROLES OF LAND AND AMENDING THE
OFFICIAL VILLAGE ZONING MAP TO CONFORM TO THE
VILLAGE LAND USE MAP AS ADOPTED JULY 24, 1979
WHEREAS, various parcels of land have been previously
annexed to the territorial limits of the Village of Tequesta, Florida;
and
WHEREAS, pursuant to Section 163.3201 Florida Statutes;
it is necessary for these parcels of land within the Village of Tequesta
to be zoned to conform to the adopted land use plan; and
WHEREAS, the Board of County Commissioners of Palm Beach
County, pursuant to Florida Statutes I71.062 adopted Resolution No.
R-80-549, April 22, 1980 approving the Village of Tequesta Zoning
Classifications for these parcels of land as requested.
NOW, THEREFORE, BE IT ORDAINED BY THE VILLAGE COUNCIL
OF THE VILLAGE OF TEQUESTA, FLORIDA:
Section 1. - That the following described parcel of land
be zoned C-2 Wholesale Commercial District:
A. A parcel of Land in Section 30, Township 40 South;
Range 43 East, Palm Beach County, Florida, being
the West 350 feet of the following described parcel:
Starting at a point where the North line of Section 30
intersects the center line of U.S. Highway No. .l
(State Road No.S) and run Southeasterly along said
center line a distance of 1575.19 feet to a point;
thence run West, parallel to the North line of
Section 30, to a point in the East line of the
Southwest ~ of the Northwest 4 of said Section 30
which is the point of beginning; thence continue
West, parallel to the North line of Section 30,
to a point in the East right-of-way line of Old
Dixie Highway; thence Northwesterly along the East
right-of-way line of Old Dixie Highway to its
intersection with the North line of the Southwest i4
of the Northwest 4 of Section 30; thence East along
the North line of the Southwest 4 of the Northwest
of Section 30 to the Northeast corner thereof;
thence South along the East line of the Southwest
of the Northwest 4 of Section 30 to the point of
beginning. SUBJECT to an easement to the A.T. & T. Co.,
33 feet in width, as described in Deed Book 809,
on page 450, Palm Beach County Public Records.

Section 2. - That the following described parcels of land
be zoned C-1 Retail Commercial District:
A. A parcel of land in Section 30, Township 40 South,
Range 43 East, Palm Beach County, Florida, described
as follows: Starting at a point where the North line
of Section 30 intersects the center line of U.S. Highway
No. 1 (State Road No. 5) and run Southeasterly along
said center line a distance of 1575.19 feet to a point;
thence run West, parallel to the North line of Section 30,
to a point in the East line of the Southwest ~ of the
Northwest 4 of said Section 30 which is the point of
beginning; thence continue West, parallel to the North
line of Section 30, to a point in the East right-of-way
line of Old Dixie Highway; thence Northwesterly along
the-East right-af-way line of Old Dixie Highway to its
intersection with the North line of the Southwest
of the Northwest i4 of Section 30; thence East along
the North line of the Southwest ~ of the Northwest
of Section 30 to the Northeast corner thereof; thence

Northwest 4 of Section 30 to the point of beginning.
SUBJECT to an easement to the A.T. & T. Co., 33 feet

point of beginning; thence West, parallel to the North
line of Section 30, to a point in the West line of
Gov. Lot 2; thence North along the West line of Gov.
Lot 2 to the Northwest corner thereof; thence East
along the North line of Gov. Lot 2 to the center line
of U.S. Highway No. 1; thence Southeasterly along said
center line to the point of beginning, EXCEPTING there-
from the right-of-way of U.S. Highway No. 1 (State Road
No. 5).

A. The South 67 feet of Lot 186, GOMEZ GRANT, on Jupiter
Island, according to the plat thereof on file in the
Office of the Clerk of the Circuit Court, in and for
Palm Beach County, Florida, recorded in Plat Book 1,
page 80. TOGETHER with all riparian and/or littoral
rights thereto appertaining.
The above described property is also known as
CUNNINGHAM COURT according to the plat thereof on
file in the Office of the Clerk of the Circuit Court
in and for Palm Beach County, Florida, recorded in
Plat Book 36, page 67, public records of Palm Beach
County, Florida. TOGETHER with all riparian and/or
littoral rights thereto appertaining. (Lots 1, 2, 3,
4, 5 and 6 of Cunningham Court, a plat, recorded in
Plat Book 36, .page 67, public records of Palm Beach
County, Florida, is included in the conveyance from
the .grantor to the grantee).

Section 4. - The official zoning map of the Village of
Tequesta, Florida is hereby amended to incorporate the changes herein
made.
Section 5. - The Code of Ordinances of the Village of
Tequesta, Florida, shall be amended to the extent necessary to include
the provisions of this Ordinance
Section 6. - This Ordinance shall take effect immediately
upon its passage and approval as provided by law.
THE FOREGOING ORDINANCE was offered by Councilmember
RVan who moved its adoption. The motion was
seconded by Councilmember COO k and upon being put to a
vote, the vote was as follows:
