ORDINANCE N0. 217
AN ORDINANCE OF THE VILLAGE OF TEQUESTA,
FLORIDA, ANNEXING A CERTAIN PARCEL OF
LAND TO THE TERRITORIAL LIl~QTS OF THE VILLAGE
OF TEQUESTA AND ZONING IT R-1 AFTER PUBLIC
HEARING.
WHEREAS, Sub-section 29 of Section 4.02 of Article IV of
the Charter of the Village of Tequesta grants the Village Council the
power to annex any lands adjoining or within three (3) miles of the
territorial boundaries of said municipality upon petition of the owner
or owners thereof; and
WHEREAS, Article VI, Section 4 of the Official Zoning
Ordinance of the Village of Tequesta, Florida, provides that land will
be annexed as R-lA, single family dwelling district, unless, after
public hearing, the Village Council should otherwise provide; and
WHEREAS, Karl A. Kandell Associates, Inc., the owner of a
certain parcel of land situate in Palm Beach County, Florida, has filed
a petition dated August 13, 1973, with the Village Council requesting
' that the land described therein be annexed to the territorial limits of
the Village of Tequesta, Florida, under the R-1 zoning classification; and
Z-~IEREAS, the Village Council held a public hearing on said
petition at 7:30 P.M., Friday, November 30, 1973, after having duly
published notice of the hearing.
NOW, THEREFORE, BE IT ORDAINED BY THE VILLAGE COUNCIL OF
THE VILLAGE OF TEQUESTA, FLORIDA:
SECTION 1. That the parcel of land hereinabove mentioned
and more particularly described as follows:
A Parcel of land in the Northeast one quarter of the
Northeast one quarter (NE4f NE g) of Section 25, Township
40 South, Range 42 East, Palm Beach County, Florida, being
more particularly described as follows:
Begin at the Southeast (SE) corner of said Northeast one
quarter of the Northeast one quarter (NE 4, NE 4); thence
North 89°3716" West a distance of 185.00 feet to the
POINT OF BEGINNING; thence continuing North 89°17'16" West
a distance of 505.54 feet; thence North a distance of
130.16 feet to the South line of Jupiter Cresta, Unit Two;
thence South 89°3716" East along said South line a distance
of 350.00 feet; thence North a distance of 160.00 feet;
thence North 89°3716" West a distance of 45.00 feet; thence

North a distance of 100.00 feet; thence North 89°37'16"
West a distance of 55.00 feet; thence North a distance of
130.00 feet; thence South 89°37'16" East a distance of
103.25 feet: thence North 22°22'28" West a distance of
140.97 feet: thence North 89°37'16" West a distance of
43.38 feet to the Southeast corner of Lot 98, Jupiter
Cresta, Unit One, as recorded in Plat Book 26, page 248,
Palm Beach, Florida, public records; thence North 53°28'29"
East a distance of 82.50 feet to the East right of way of
Mona Road and the Southwest corner of Lot 116 as shown on
said subdivision: thence South 22°21'22" East a distance
of 478.00 feet; thence South 0°04'51" West a distance of
254.83 feet to the POINT OF BEGINNING.
is hereby annexed and incorporated into the Village of Tequesta, with
the same force and effect as though the same had originally been
incorporated into the territorial boundaries thereof.
SECTION 2. That the land described in Section 1 of this
Ordinance is hereby zoned R-l, single family dwelling district, and the
Zoning Ordinance of the Village of Tequesta, being Ordinance Number 211,
and the zoning map thereunder, be, and the same are hereby, amended
with regard to the above described property.
SECTION 3. That all ordinances or parts of ordinances in
conflict be, and the same are hereby, repealed.
SECTION 4. That this Ordinance shall take effect upon its
