AN ORDINANCE OF THE VILLAGE OF TEQUESTA,
FLORIDA, AMENDING ORDINANCE NO. 43 AND
THE ZONING MAP THEREUNDER M.PHANGE THE
ZONING CLASSIFICATION OF PARCELS OF LAND
OWNED BY ERNEST DORNER AND HERBERT DORNER.
WHEREAS., the Zoning Ordinance of the Village of Tequesta,
Florida, being Ordinance No. 43, may be amended, from time to time on it s_
own motion or on petition, after public hearing, by, the Village Council
of the Village of Tequesta, Florida; and
WHEREAS, upon petition of ERNEST DORNER AND HERBERT DORNER,
OWNERS, to amend said Ordinance and the zoning map thereunder to change
the zoning classification of the property of the petitioner hereinafter
described, from C-2 to R-2, a public hearing was duly held on October 19,
1971:
I NOW THEREFORE., BE IT ORDAINED BY THE VILLAGE COUNCIL OF THE
VILLAGE OF TEQUESTA, FLORIDA:
Section 1: That the Zoning Ordinance of the Village of Tequesta,
being Ordinance No. 43, and the zoning map thereunder, be, and the same
is hereby, amended with regard to the following described property, to
wit:
Four parcels of land in the Southwest one Quarter of Section
30, Township 40 South, Range 43 East, Palm Beach County,
Florida, each being more particularly described as follows:
PARCEL 1,
From the Northwest corner of the Southwest one Quarter of said
Section 30, run Easterly, along the North line of the Southwest
one Quarter of said Section 30, a distance of 244.51 feet to
the Northeasterly corner of Ridgewood Homes, Section Four,
according to the plat thereof, as recorded in Plat Book 28,
Page 80, Palm Beach County, Florida, public records; thence
Southeasterly along the Easterly line of said subdivision,
along the Easterly line of Ridgewood Homes, Section Three,
according to the plat thereof, as recorded in Plat Book 28,
page 54, Palm Beach County, Florida, public records, a distance
of 858.90 feet to the POINT OF BEGINNING; thence continue
Southeasterly, along the Easterly line of said Ridgewood Homes,
Section Three and along the Easterly line of Ridgewood Homes,.
Section Two, according to the plat thereof, as recorded in
Plat Book 27, page 187, Palm Beach County., Florida, public
records, a distance of 762.89 feet; thence Northeasterly.,
turning an angle of 90* 141 0011 as measured from.North to -East
from the preceding course, a distance,of 162.$Ofeet; thence,
Northwesterly, along a line parallel to the Easterly li , ne of
said subdivision, a distance of 763.55 feet; thence Southwesterly,
at right angles to the preceding course, a distance of 162.50
feet to the POINT OF BEGINNING.
PARCEL 2
From the Northwest corner of the Southwest one quarter of said
Section 30, run Easterly, along the North line of the Southwest
one Quarter of said Section 30, a distance of 650.43 feet to
an intersection, with the Westerly Right-of-way line of said
Florida East Coast Railroad, thence Southeasterly, along said
Westerly Right-of-way line, a distance of 728.50 feet to the
POINT OF BEGINNING; thence continue Southerly, along said
Westerly Right-of-way line, a distance of 272.00 feet; thence
Southwesterly, at right angles to the preceding course, a
distance of 162.50 feet, thence Northwesterly, along a line
Southwesterly of and parallel to the said Westerly right-of-way
line of the Florida East Coast Railroad, a distance of 272.00
feet, thence Northeasterly at right angles, to the preceding
course, a distance of 162.50 feet to the POINT OF BEGINNING.
Also, from the Northwest corner of the Southwest one quarter
of said Section 30, run Easterly, along the North line of the
Southwest one Quarter of said Section 30, a distance of 650.43
feet.to an intersection with the Westerly Right-of-way line of
the said Florida East Coast Railroad; thence Southeasterly,
along said Westerly Right-of-way line, a distance of 1025.50 feet
to the POINT OF BEGINNING; thence continue Southeasterly along
said Westerly Right-of-way line, a distance of 482.41 feet;
thence,Southwesterly, turning an angle of 890461 0011,as
measured from North to West, from the preceding course, a
distance of 162.50 feet, thence Northwesterly, along a line
Southwesterly of and parallel to the said Westerly Right-of-way
line of the Florida East Coast Railroad, a distance of 481.75
feet; thence Northeasterly, at right angles to the preceding
course, a distance of 162.50 feet to the POINT OF BEGINNING.
PARCEL 3
From the Northwest corner of the Southwest one Quarter of said
Section 30, run Easterly, along the North line of the Southwest
one Quarter of said Section 30, a distance of 244.51 feet to,
the Northeasterly corner of Ridgewood Homes, Section Four,
according to the plat thereof, as recorded in Plat Book 28,
page 80, Palm Beach County, Florida ' public records, and the
POINT OF BEGINNING; thence Southeasterly, along the Easterly
line of said Subdivision, along the Easterly line of Ridgewood
Homes, Section Three, according to the plat thereof, as recorded
in Plat Book 28, page 54, Palm Beach County, Florida, public
records, a distance of 858.90 feet; thence Northeasterly at
right angles to the preceding course, a distance of 162.50 feet;
thence Northwesterly, along a line parallel to the Easterly,
line of said Subdivision, a distance of 7§1.56 feet to an
intersection with the North line of the Southwest one Quarter
of said Section 30, thence Westerly, along said North line a
distance of 175.90 feet to the POINT OF BEGINNING.
PARCEL 4
From the Northwest corner of the Southwest one Quarter of said
Section 30, run Easterly, along the North line of the Southwest
one Quarter of said Section 30, a distance of 474.53 feet to
the POINT OF BEGINNING; thence continue Easterly, along said
North line, a distance of 175.90 feet to an intersection, with
the Westerly Right-of-way line of the Florida East Coast Rail-
road; thence Southerly, along said Westerly Right-of-way line,
a distance of 403.50 feet; thence Southwesterly, at right
angles to the preceding course, a distance of 162.50 feet; thence
Northwesterly, along a line parallel to the Westerly Right-of-
way line of the Florida East Coast Railroad, a distance of
470.84 feet to the POINT OF BEGINNING
Also, from the Northwest corner of the Southwest one Quarter
of said Section 30, ran Easterly, along the North line of the
Southwest one Quarter of said Section 30, a distance of 650.43,
feet to an intersection, with the Westerly Right-of-way line
of said Florida East Coast Railroad; thence Southeasterly,
along said Westerly Right-of-way line, a distance of 428.50
feet to the POINT OF BEGINNING; thence continue Southerly, along
said Westerly Right-of-way line, a distance of 275.00 feet;

thence Southwesterly at right angles to the preceding course,
a distance of 162.50 feet; thence Northwesterly along a line
Southwesterly of and parallel to the said Westerly Right-of-
way line of the Florida East Coast Railroad, a distance of
275.00 feet; thence Northeasterly at right angles to the preced-
ing course, a distance of 162.50 feet to the POINT OF BEGINNING.
to change the zoning classification of said property from 0-2 to R-2.
Section 2: That all ordinances or parts of ordinances in
conflict be, and the same are hereby, repealed.
Section 3.: That this Ordinance shall take effect upon
its passage and approval, as provided by law.
