Subject: Request for Variances
Dear Mr. Sonn:
This letter is to confirm the ,action of the Village of Tequesta Board of Adjustment at their May 17, 1999, Public
Hearing approving: your application for variances to the terms of the Official Comprehensive Zoning Ordinance of
the Village of Tequesta, Ordinance No 355, as amended, Section VII, Schedule;of Regulations and Applicatioi of
Regulations, Subsection (G) Schedule of Site Requirements, R.IA Single- FamilyDwelling District, minimum front
yard setback, minimum side yard setback, maximum lot coverage; and Section X Supplemental Regulations,-.
Subsection (A), General Pro - Asians Paragraph (8), Floor elevation above sea level, to allow: (1) The replacement
of a front porch with ;a front yard setback of 22.2' in lieu of 25', (2f -'The addition" of a closet with a side yard
setback of 7.5' in liem bf '10% (3) A proposed lot coverage of 37.6°/8 in lieu- of a Aiaximuift37% lot coverage; and
(4) The addition of a °sitting room and the-addition of a closet to match the odsting nish floor elevation of 7:36', in
lieu of a minimum finish floor elevation above mean sea 4evel.:(MSL.)° for all- -construction ; additions and
substantial improvements to existing structures being &Y SL or i8" `Abo re the - of the ' road; whichever is
more stringent, all - as required ,by . the. Zoning Code• This approval is subject =to the applicant executing and
recording with the Pahn Bead County Clerk of the Court the attached General Release and Hold Harmless
Agreement with regard to the finish floor elevation variance.`
Please note that this variance shall expire within six (6) months from the date of grant, unless a building permit
based upon and incorporating the variance is issued within the aforesaid six-month period and construction has
begun thereunder. The action of this Board has no bearing or relationship to any other approvals or permits which
