Bradford, Village Manager Village of Tequesta `�•' � � ` post office Box 3273 `r7` i r N Tequesta, Florida 33469 -0273 Regarding: Tequesta Library - Site Plan Dear Tom, Please find attached copies of a proposed site plan for consideration by the Tequesta Library Review Committ We have attempted to address as many Tequesta concerns as possible in this revised plan. our comments are as follows: This plan utilizes existing paved opening into the subject property such that costs will be reduced and present Tequesta improvements (landscaping parking, pole locations, etc.) will not be disturbed. it may be possible to position the building far enough east to save the operational water utility equipment and remove abandoned pipes only. The remaining equipment would be "facelifted" and landscaped to harmonize with the library. By placing the drive to the near of the building, the library becomes more integrated with the Park. it also offers the possibility of a shared drive with future Tequesta development to the rear of the property; thereby reducing the amount of land over the entire parcel which is "wasted" on circulation only. The amount of leased property could be reduced by extracting the - .1 acre water utility equipment area assuming it remains. Realistically the entire westernmost 60' x 160' could be excluded if access /egress is granted and if we are able to utilize surrounding Tequesta property to accommodate our drainage. This would result.i.n a leased library site of only .9 acres. Please distribute these plans to the appropriate individuals for review and Dean Ellis and myself will be happy to meet with you and the committee again to discuss any comments. Bradford, Village Manager DATE: June 12, 1991 SUBJECT: Review and Comments on Site Plan Sketches for Proposed North County Branch Library; Agenda Item I have received the attached Site Plan sketches from the Architectural Division of Palm Beach County Facilities Planning Design and Construction. I have my own personal comments and concerns regarding each Site Plan, the primary ones of which are listed below. I think it would be prudent to receive Village Council input early on so that when formal site plan approvals are sought, that it can be a smooth process. Comments for consideration are as follows: SITE PLAN NO. 1: o The existing entrance to Village Hall is made two way eliminating all parking on the eastside of Village Hall and two (2) spaces in front of Village Hall. o Four (4) parking spaces are eliminated east of the Water Department Building. o The footprint of the proposed Library leaves little, if any, room for a roadway along the east property line leading to the remaining land wherein a Village facility may be constructed. o This scheme utilizes an acceptable amount of land (.96 acres). SITE PLAN NO. 2: o Existing Village entrance way is converted to a two way drive eliminating all parking on the eastside of Village Hall and two (2) spaces in front'of Village Hall. Recycled Paper To: Village Council RE Review and Comments on Proposed North County Library June 12, 1991 Page 2 - -------------------------------------------- o Eliminates three (3) parking spaces east of Water Department. o Leaves sufficient room for a roadway at the eastern property to serve the future Village facility. o Footprint of the building allows patrons to overlook the park in the event that windows are provided within the Library. o Site Plan uses too much land (1.3 acres). In addition to Site Plan No. 1 and 2, I have provided herewi�i a copy of the original drawings that the County submitted i_&:P which the Village Council seemed to react favorably too. Perhaps if we put our heads together, we can come up with an alternative that incorporates the best of that produced to date.
