MINUTES OF THE MEETING
OF THE
VILLAGE OF TEQUESTA
COMMUNITY APPEARANCE BOARD
JANUARY 30, 1985
A meeting of the Village of Tequesta Community Appearance Board was
held at 9:00 A.M. Wednesday, January 30, 1985 in the Village Hall, 357
Tequesta Drive, Tequesta, Florida.
Board members present were: Cleveland, Nagle, Pierson, Ricci and
Sundermann. Also present were: R. Harp, Clerk of the Board and Scott D. Ladd,
Building Official.
Cleveland read the notice of the meeting. The Clerk advised that an
application had been received subsequent to the notice of the meeting from
Jupiter Tequesta Travel, Inc., 144 Bridge Road for a 16' x 2' sign for the
front of the store. The Board agreed to include this application for consi-
deration at today's meeting.
The first item considered was the application of William H. Murphy,
contract purchaser, for two (2) one story commercial buildings on the west
portion of the lot north of and adjacent to St. Jude's Catholic Church.
Mr. Murphy was in attendance to present the application.
Murphy said the buildings are to be a business type complex with
office space and storage space. He said he had built a smaller but similar one
on Mona Road near County Line Road which the Board members could look at to
see what the proposed buildings would look like. It is not a warehouse per se
but a light business park with combination of office and warehouse space.
Murphy said there is a shortage of this type of buildings in the Village of
Tequesta.
The Building Official noted that the property on which the buildings
are proposed to be constructed is proposed to be subdivided into two separate
parcels and this would be on the rear foot of the lot with a 32' wide easement
running along the south portion of the property from SR 5 (U.S. Highway #1) to
the rear portion of the property.
The board had the plans for the project in front of them for review.
Murphy advised there was a landscaping plan included in the plans.
Cleveland said he thought the building was ugly, being a bunch of
walls, doors and bay windows with a fake mansard roof in front of a flat roof.
Murphy said the mansard roof was to hide air conditioning units, etc. on the
flat roof. Pierson asked what was located north of the property and Murphy
advised it was the Cologne Motel. He also noted that future construction on
the front at SR 5 would probably cover up the buildings. Ladd said the pro -
ject would be 406' west of SR 5 before it started. Nagle asked about the
colors and Murphy said the colors on the drawing were fairly close to those

to be used being buff with timberline brown asphalt shingles. He also showed
pictures of his Mona Road building which showed the colors to be used. Cleve-
land recommended the owner change the architecture of the front of the buildings.
The Board looked at the landscaping plan. Murphy stated trees are
proposed to be used to soften the building lines. Nagle asked about the type
of paving and Murphy said it would be concrete. Sundermann asked what the
people going to the church would see and Ladd advised the buildings are
nearer the church Parish Hall than the church building and would look out to
the rear of the south building. Murphy said the Parish Hall back door would
face these units back door. Ricci asked how many units and Murphy advised
24, 12 in each building.
Cleveland again indicated his desire to see a change in the archi-
tecture of the front from bay window, door, bay window door and suggesting
to Murphy the idea of using alternating mullion and bay windows; with
shutters on mullion windows. Murphy said this would not be any problem for
him and would probably be less costly. Cleveland marked plans with a check
mark (V) on units to be mullion windows with shutters. Murphy noted the
break in the roof line was only that and not a break in the wall line.
Murphy said he would have to bring his plans for.signs back to the Board at
a later date and Ladd advised the signs would have to have a uniform format.
Ladd asked that the Board to look at all items they are supposed to very
closely. Nagle said he would like to see some trees along the wax Myrtle
hedge all around the property on the north, west and south sides and along
both sides of the proposed easement to the property. Ladd said a certain
number of trees are required and they are proposed to be used between the
fronts of the two buildings. Cleveland said the hedge's would probably
grow to 5' or 6' for adequate screening and trees would not look good with
such a high hedge. Ladd said a sprinkler system was required for the land-
scaping. Pierson said he has not looked at the other side of the church
Parish Hall. Cleveland said a 5' -6' hedge would hide the church, and the
Board agreed the owner should be required to maintain the hedge at a minimum
5' height.
Ricci moved, second by Pierson "that the plans for the two (2)
buildings on the west portion of the property north of and adjacent to St.
Judes Catholic Church property submitted by William H. Murphy be approved
as submitted with the proviso that the windows marked with a check mark (J)
be mullion type windows with shutters and that the hedge be maintained at
a minimum height of 5 1 ." Nagle said he would like to see trees around the
perimeter and Cleveland said there is not enough room for this. The vote
on the motion was:

and the motion therefore passed. The Board then signed plans James L. Titzel,
P. E., drawn Trudea date December 1984, a commercial complex for William H.
Murphy.
The next item for consideration was the application of Jupiter - Tequesta
Travel, 144 Bridge Road, for Sign. Carol Sullivan, owner of the business
was in attendance. The plan for the Sign was shown. Sullivan said the Sign
was 16' x 2 white plexiglass background, blue letters same color as the
awning, letters to be 9 and 12" high. She also said she intended to upgrade
the existing planting area in front of her shop.
Ricci moved, second by Sundermann "that the plans for Jupiter - Tequesta
Travel Service Sign be approved as submitted." The vote on the motion was:

Pierson - for
Cleveland - for
and the motion therefore passed. The Board then signed the plan for the Sign.
The meeting was adjourned at 9 :43 A. M.

Dear Mr. Ladd:
We wish to petition the Village of Tequesta for the approval of a
subdivision of Government Lot #2, Section 30. The subject property is
adjacent to St. Judes Church -- located on the North side. The proprty is
vacant with the exception of a small CBS single - family structure.
The property is zoned C -2 and has 219' fronting on U.S #1. The
subject property then travels West 747' at its farthest Westerly point.
We propose to subdivide this property.approximately in half with a 32'
access easement on the South side servicing the rear portion. We plan
to erect on the rear property, two buildings containing approximately
23,000 square feet (please refer to site plan)..
Application has been made to D.O.T. for driveway permits.
Enclosed please find a survey with proposed subdivision line, topo-
graphical survey, site plan, landscape plan and color scheme on preliminary
set of plans.
The proposed project will be similar to the building we recently
completed on Mona Road. The color scheme will be similar, in an attempt
to blend with existing buildings in the area.
