VILLAGE OF TEQUESTA
COMMUNITY APPEARANCE BOARD
FEBRUARY 27, 1985
A meeting of the Village of Tequesta Community Appearance Board was
held at 9:OO.A.M., Wednesday, February 27, 1985 in the Village Hall, 357
Tequesta Drive, Tequesta, Florida.
Board members present were: Cleveland, Pierson, Ricci, Sundermann
and Alternate Member, R. Butterfield. Nagle had advised he would not be in
attendance. Also present were: R. Harp, Clerk of the Board and Scott D.
Ladd, Building Official.
The Chairman read the two (2) items that were to be considered by
the Board at this meeting.
The first item for consideration was the application of Jupiter -
Tequesta Travel, 144 Bridge Road, to change the exterior of the building to
white. Frank J. Sullivan, owner of the building was in attendance and ad-
vised that the entire building except that portion that is brick will be
painted white. Ricci moved, second by Sundermann that the application of
Jupiter - Tequesta Travel to paint the exterior of the building at 142 -144
Bridge Road be approved. The vote on the motion was:

and the motion therefore was passed.
The next item for consideration was the application of Lloyd
Hasner (Tequesta Corporate Center) for a three (3) Story Office building.
to be located on the west end of the Tequesta Plaza between Tequesta Drive,
Old Dixie Highway and Bridge Road. John J. Giba was in attendance repre-
senting the owners and presented a letter from Hasco Companies, Lloyd
Hasner, President, authorizing Giba to represent him at the Community Appear-
ance Board review and Site Plan Review.
A color rendering of the project was displayed and the plans for
the project were also.displayed. Ladd noted that a similar project had
been previously approved by the Board in 1981 but no further action had
been taken and this project is a newer version of the project. A scale
model of the building was displayed.

A considerable amount of discussion ensued as to how people who now
use the area west of the Tequesta Plaza as a means of egress to the south
would be able to do so after the construction since there would only be a
10' passageway running one way, south to north along the east edge of the
property. The owner advised that instead of pj?asing the project as noted
on the plans, they decided to do the entire project at one time.
Giba noted the building would be three stories, light beige in
color. The north end of the building will be three (3) stories with a
bank on the first floor and a total of 13,000 gross square feet. The
south end of the building will be three (3) stories with seven (7) parking
spaces on ground floor and rental areas on second and third floors and a
total of 6,000 gross square feet. The landscaping was shown on the site
plan and the notes on landscaping on page 2 of the plans. The trees are
black olive and hedge is ligustrum and all planting is to be provided with
a sprinkler system. Giba said it would be a nice anchor for the shopping.
The block is fluted and brown color. The windows will be bronze, sun -
reflecting type. The west end of the building will be three (3) bank drive
in teller lanes, which will be entered from the south and exited on the
north. Ladd noted that the open passageway was one way north and that a
hedge would prevent entry to this area from the north. He also called the
Board's attention to the various traffic and other control signs for the
protection of pedestrians.
A free standing sign is to be located near the northwest corner of
the building and a sketch of a proposed sign was shown but it was explained
it was not for consideration for approval at this meeting. The sign is to
have bronze frame, beige background and bronze letters, 5 Application
for approval of signs will be made at a later date. Ricci moved, second by
Sundermann that the plans for Tequesta Corporate Center be approved as sub-
mitted. The vote on the motion was:

and the motion therefore passed. The Board then signed plans, Hasco Companies,
Tequesta Corporate Center, D. William Beebe, Architect Date February 4, 1985
consisting of three pages.
The meeting was adjourned at 9:28 A.M.
