� This development applicafiion was reviewed by the Developmenf Review Committee (DRC)
including Community Developmen�, Law Enforcement, Public Works and Fire Safety on

� This is a minor site plan modification including an entry way trellis, re-configuration of the
existing bar and landscaping improvements in the existing outside seating area.
� Since the applicant is not increasing the square footage of the existing restaurant, there is
not an impact on lot coverage, open space and parking.
� In terms of outside seating, the applicant is proposing 30 seats in compliance with Village's
Code (20% of total interior seafing). The applicant indicated that total interior seating is 150
seats.
� Per 2008 landscape plan, Tequesta Shoppes shopping plaza has 76% of native landscape. This
current application is proposing a total of 33 drought tolerant plants from which 2 are
natives.

A11 consfizction, additions, and/or aIteratians of commercial buildings must be appraved by the Planning & Zoning
Board. The Planning & Zoning Board meets the first Thursday of every month at 5:30 p.m., as needed in the Village
Hall Cauncil Chambers, 345 Tequesta Drive. The applicant will be informed by letter af their scheduled meeting date.
Due to administrative review, the meeting date the applicant is scheduled to attend, may not be the closest meeting to
when the application is submitted.
The Planning & Zoning Board is an Advisory Board onty. After review and recommendation by the Planning
& Zoning Board, your application will be heard at the next available Council Meeting of the Village of
Tequesta, for final approval. After approval by the Village Council, a building permit can be issued by the Building
Departrnent.
The applicant will submit to the Village of Tequesta Department of Cammunity Development with the follawing
documents for Planning & Zoning Baard review, tw�nty {20) days prior to the meeting date:
1) For new construction or additions, Twelve (12) sets of professionally prepared site plans showing all
existing and proposed structures, setbacks, parking and loading layout, ingress and egress, sidewalks
and walkways, exterior lighting layout, dimensions of straet frontages and property lines and all
signage.

DESIGN. TOM DESIGNED AND PLANTED GUANABANA'S RESTAUREINT IN
JUPITER. OUR 1NTENTION IS TO USE LOCAL PURVEYORS AND
CONTRACTORS AS WE MOVE ALONG.
5. WE WII,L STRIVE TO SERVE THE HIGHEST QUALITY FOODS AT A PRICE
THAT IS AFFORDABLE IN A CASUAL HOME TOWN ATMOSPHERE. WE HAVE
