Applicant: Equity Ventures Realty representing Tamwest Realty,
owners of County Line plaza.
Subject Property: County Line Plaza, 500 U.S. Hwy. One Tequesta.
Summary of Request: The site plan for the property was approved by the Village
Council in the September meeting. Remaining to be
reviewed is the Master Sign Plan for the Plaza. Included in
the review is both the wall signs and the freestanding sign
at U.S. Hwy. #1. The Planning & Zoning Board
recommended approvat of the Master Sign Plan at their
meeting on October 26, 2004.
Staff Review: The signs as presented meet the Village of Tequesta's
regulations, a copy of which are included in the package
for your review. Procedure for signs in the plaza will be to
leave atl existing signs as grandfathered in, however as
new tenants fill the plaza they wil{ be required to comply
with the proposed sign plan. The current master sign
approvals for the ptaza include a similar design to that
proposed. The font and sign style (letters only with no
backing) are about the same as currently. The wall signs
now allow primary red, yellow or blue. The new design will
limit the color to red, which is of the same primary red as
many of the signs in the plaza currently.

SIGNAGE CRITERIA COUNTY LINE PLAZA
1.GENERAL
The sign provisions establish the criteria and requirements for Tenant signage in, upon and around the Premises and the Shopping
Center. Included herein are the specifications for design, location, construction and installation of all Tenantsignage and the
procedure for effecting same. Notwithstanding anything contained herein or elsewhere in the Lease, Tenant shall not construct any
signage in the Premises or the Shopping Center without the prior written approval of Landlord which approval may be withheld, delayed
or denied in Landlord's sole and absolute discretion.
Tenant shall be responsible, at Tenant's sole cost and expense, for the design, construction and installation of one (1) exterior above
canopy sign subject to the criteria, requirements and approvals of specified herein. Said exterior signs shall be constructed, installed
and fully operational no later than the Rent Commencement Date or Store Opening Date, whichever is first.
2. DESIGN CRITERIA
Tenant shall design, furnish and install one (1) internally illuminated exterior sign utilizing letters or numbers flush mounted and not
more than one (1) logo emblem. Said signage shall be subject to the following specifications, requirements and/or restrictions:
a) Text and Wording — the text and wording of the sign shall be limited to the store name and trade name as specified in the Lease.
Any logo or emblem used in all of Tenant's other stores or store signs the Landlord reserves the right to exclude any such logo or
emblem from Tenant's sign and limit same to the text and wording referred to above.
b) Configuration — sign length, height and depth shall be limited as follows:
Length — sign length, including all letters, numbers, logos or other components, shall not exceed eighty percent (80%) of the lineal
length of Tenant's demising partitions (or outside of the demising partition if said demisin
sign area as shown on the attached drawing/s), or such other maximum length as may be partition

ordinance or regulation. All signs shall be installed so as to be centered on the allowable signage area for that leased premise.
Height — sign height, including all letters, numbers, logos or other components, shall not exceed twenty-four inches (24") as measured
from the lowest to the highest point of any such letter, logo, or component, or such other maximum height as may be determined by
any applicable county law ordinance or regulation. A minimum height of fourteen inches (14") shall be enforced.
Depth — the depth of any and all letters, numbers, logos and/or other components shall be five inches (5") as measured from the
outer-most point to the inner-most point of any such letter, number, logo or other component, or such other maximum depth as may be
determined by Landlord, any applicable county law, ordinance or regulation,
c) Style -- all letters shall be Helvetica Medium, all capital in the absence of a nationally
recognized signed identity.
d) Color — the color scheme of Tenant's signage shall be Clear Red Neon with face of letters 2793 Red Plexiglass, Red Trim Cap and
White Returns in the absence of a nationally recognized sign color.
3. MATERIALS AND CONSTRUCTION
a) Composition and materials — all letters, numbers, logos and/or emblems shall be individual figures, internally illuminated with 13mm
neon tubing. All such figures shall have backs closed and shall be leak resistant. Sign face shall be 1/8" thick plexiglass held in place
with 1"jewel-lite retainers. All material shall be new, not previously used in any fashion and in perfect condition prior to installation.
b) Electrical — all neon lighting shall be operated by 30 millampere transformers. Landlord shall provide _" conduit from Tenant's
electrical panel to Tenant's sign location for connection by Tenant. No flashing action, moving action or audible signs, panels or other
elements will be permitted. Design, fabrication and installation of all electrical work shall be in strict adherence to all applicable
governmental laws, codes or ordinances.
Letters are to be constructed from .040 aluminum sides and backs with all joints pop -riveted and caulked internally. Interiors of letters
are to be white for maximum brightness.
4. PROCEDURES
a) Design and Submission — Tenant shall submit two (2) copies of its proposed sign drawings and specifications to Landlord. Such
drawings and specifications shall clearly indicate all dimensions and materials to be used including the size, copy and color of all
letters, numbers, logos and emblems in full detail.
Drawings shall clearly show the location of all signs on the storefront elevation drawing, construction and attachment details. Drawings
shall be rendered in colors as close to those proposed to be used as possible. All of the above shall be submitted along with Tenant's
plans and specifications. Within a reasonable time after the receipt of such drawings and specifications, Landlord shall return one (1)
set thereof and if Tenant fails to take exception thereto by written notice to Landlord within ten (10) days of Tenant receipt of suggested
modifications from Landlord, Tenant shall be deemed to have agreed to and approved all such suggested modifications. Once said
approval has been obtained from Landlord, Tenant shall incorporate Landlord's revisions and submit for permit of the appropriate
governmental authorities having jurisdiction for signage approval, prior to fabrication and installation of the signage.
b) Signage Contractors — the sign(s) furnished by Tenant shall be fabricated by a commercial signage contractor acceptable to
Landlord; in accordance with the criteria and requirements contained herein and in strict compliance with all applicable codes, laws or
ordinances of any governmental authorities having jurisdiction thereover. Tenant must receive Landlord's pre -approval of signage
contractor.
c) Installation — Tenant's sign manufacturer and installer must receive the prior written approval of Landlord before initiating installation
of the sign or performing any work on the sign. The Tenant's schedule for entry into the canopy or access to the roof to install Tenant
sign must be approved in advance by the Landlord. Tenant is responsible for any and all damages incurred during any such entry of
the sign installation or operation.
d) Time Control — Tenant sign shall be powered from Tenant's electrical panel with time clock control set to illuminate from dusk until
1:00 a.m.
e) Maintenance — Tenant shall be responsible for all maintenance and repair to all Tenant's signage at Tenant's sole expense for the
duration of the Lease and until said signage has been removed from the Shopping Center.
S. MISCELLANEOUS
a) Under -Canopy Exterior Sign — Tenant shall be required to furnish and install one (1) 18"x24" under -canopy exterior sign at Tenant's
sole cost and expense. Landlord shall submit to Tenant detailed criteria regarding design, fabrication and installation and Tenant
thereafter shall furnish and install same prior to Tenant's opening of the Premises for business.
b) Miscellaneous Sign(s) — Tenant shall affix miscellaneous exterior signs upon (I) the glass panes, mullions, supports or doors of
Tenant's demised storefront (ii) within twelve inches (12") of any show window or front door (iii) upon the exterior walls of the Premises
any signs, advertising placards, names, insignia, trademarks or other descriptive material(s) without the prior written approval of
Landlord, which approval may be withheld, delayed or denied in its sole discretion.
c) Default — any violation of the above sign criteria shall constitute a default under the Lease and Landlord shall be entitled to exercise
all rights and remedies hereunder.
