Appiicant: Bryan Cohen of Cohen Square LLC, owners of Village
Square Shopping Center.
Subject Property: Village Square Shopping Center, 219-289 U.S. Hwy. One,
Tequesta.
Summary of Request: The applicant purchased the property in July and has
begun refurbishing the shopping center by painting the
exterior. They were not aware of the Village of Tequesta's
ordinance that states when a commercial structure is
repainted a new color it must go through Planning &
Zoning Board approval first. The Planning & Zoning Board
recommended approval of the proposed colors.
Staff Review: The new owners immediately complied with the Village's
request to gain approval through the proper process. The
new color is a beige that blends in well with the new colors
of the Eckerd and Bank of America across the street. The
roof tiles will be painted the brown seen in the package.

All constructian, additions and/or alterations of commercial buildings must be approved by the
Planning & Zoning Board. The Planning and Zoning Board meets the third (3` Wednesday of every
month at 6:30 p.m. (as needed) at the Tequesta Recreation Center, Council Chambers, 399
Seabrook Road. The applicant will be informed by letter of their scheduled meeting dafie. Due to
administrative review, the meeting date the applicant is scheduled to attend, may not be fihe close�st
meeting to when the application is submitted.
The applicant will supply the Village of Tequesta Department of Community Development with the
following dacuments:
� �Ten (10) sets of professionally prepared site plans showing all existing and proposed
structures, setbacks, parking and laading layout, ingress and egress, sidewalks and
walkways, exterior lighting layout, dimensions of street frontages and property lines
2. Ten (1�) sets of multi-dimensional color renderings and/or photographs are to be provided.
The Planning and Zoning Board needs to see an exact rendering of what is to be placed nn
the site. Color phatographs or prints as close to the actual colors to be used must be
supplied. Since color printers often do nat display the correct color, it is recommended that
samples of the paint chips, as well as a sample of the materials (i.e. canvas, wood, metal,
roafiing mafierials, etc.) be provided.
�� Ten (10) sets of professionally prepared drawings that outline the structural and electrical
details, including side sectional views showing wiring and electrical components,
constructions materials.
4. Written approval from the property owner, if other than the applicant.
5. Any ofiher documents that may help clarify the position of the applicant.

Planning and Zoning Board:
The Planning and Zoning Baard consists of five (5) members and two alternates, who are
citizens of fihe Village of Tequesta. They have been appointed by the Village Council as an
advisory Board to the Council. The Planning and Zoning Board represents the Council in
matters concerning the appearance and aesthetic qualities of structures placed within the
Village. If the documentation and presentation of your application provides the Board with a
thorough knowledge base form which to make a decision, the process will go smoothiy and
quickly. The more clear, concise, organized and professional the applicant represents the
request the simpler and quicker the process will become.
